Johns Island or James Island: which is right for you?

Choose James Island if a short drive downtown and established neighborhoods matter most: it's about 8 minutes to the peninsula with no traffic, and homes are older and smaller. Choose Johns Island if you want newer, bigger homes, more land and a rural feel, and can live with Maybank Highway and Main Road traffic. Median prices are close, around $630,000 to $655,000 in 2026, but you get more square feet on Johns Island.

Market rows: CHS Regional MLS market statistics, residential, October 2025 to September 2026. The 12-month median is the median of the monthly medians; months of supply is average homes for sale divided by average monthly sales. 2026 rows: closed residential sales with a Johns Island city name, and in ZIP 29412 for James Island, January 1 to October 21, 2026. ZIP 29412 is my stand-in for James Island; it doesn't match the island's edges exactly. Drive times are from one reference point on each island to each destination on OpenStreetMap roads with no traffic, from my commute calculator.

What does your money buy on each island?

The medians are close, but the houses aren't. In 2026, the median James Island sale was about $630,000 and the median Johns Island sale about $654,100. On James Island that bought about 1,743 square feet in a home built around 1994. On Johns Island it bought about 2,311 square feet in a home built around 2019.

That's the trade in one line: James Island costs about $50 more per square foot, and you're paying for location and established neighborhoods. Almost a third of James Island sales were built before 1980, in places like Riverland Terrace, while almost a third of Johns Island sales were built in 2024 or later.

How different is the commute?

Off-peak, James Island is about twice as close to downtown and MUSC: about 8 minutes to the peninsula against about 15 from Johns Island. The James Island Connector runs straight over the Ashley River into downtown. To the airport or Boeing, the gap shrinks to a few minutes.

Rush hour is the real difference. Johns Island has two main ways off: Maybank Highway across the Stono toward James Island, and Main Road over the Limehouse Bridge to US 17. Both back up. James Island's choke points are Folly Road, especially on beach weekends, and the Connector at peak hours. Drive your actual route at your actual time before you buy, or try my commute calculator.

Which island is changing faster?

Johns Island, by far. City permits there ran 117 in 2025 and 109 through mid-October 2026, and City records show about 1,400 more approved homes still to be built, plus Kiawah River on county land. Road fixes are coming: a Maybank Highway fourth lane with construction expected in early 2027 and the Main Road flyover at US 17, with a contract completion date in September 2028. The I-526 extension was cancelled in 2025. Details are on my Johns Island growth tracker.

James Island is mostly built out. Change there is smaller: infill, renovations and road safety projects on Folly Road. If you want to know what your street will look like in five years, James Island is the easier bet.

Taxes, short-term rentals and who governs the lot

On both islands, the government changes street by street, so check the tax district on the county record for any address. James Island is split among the Town of James Island, the City of Charleston and unincorporated Charleston County. The Town credits its own millage back with sales tax revenue, so town property owners owe no net town tax. Johns Island is split between the City of Charleston and unincorporated Charleston County.

Short-term rental rules follow the same lines. City of Charleston parcels on both islands fall under Category 3, which requires the home to be the owner's full-time residence. The Town of James Island also requires owner occupancy, and unincorporated county land allows an owner-occupied rental up to 72 days a year. Compare them on my short-term rental rules page.

Flood risk and day-to-day life

Both are sea islands with tidal creeks and marsh, so flood risk is parcel by parcel on each. Run any address through my flood zone lookup, ask for the elevation certificate and get insurance quotes during your inspection period.

James Island has more restaurants and errands close by, James Island County Park and McLeod Plantation, and Folly Beach at the end of Folly Road. Johns Island has farms and produce stands, the Angel Oak, bigger lots and short drives to Folly and Kiawah's public Beachwalker County Park, with most shopping clustered along Maybank Highway.

Where I land

I live on Johns Island, so take this with that in mind. If you work downtown or at MUSC on a fixed schedule, want an established neighborhood with mature trees, or want restaurants nearby, I'd start on James Island and accept a smaller or older house for the money.

If you want more house and more land per dollar, newer construction, or a quieter, more rural feel, and your schedule can flex around traffic, I'd start on Johns Island. Before you commit, drive the commute at rush hour from the exact neighborhood you're looking at.
