The market right now
Over Oct 2025 – Sep 2026, the median residential sale (Ladson (MLS city; spans three counties)) was about $315,000. Homes averaged 43 days on market and sold for about 96.7% of their original asking price, and there was roughly 3.8 months of supply at the latest count. Compare it with the rest of the region on the communities map.
Which county is your Ladson address in?
This is the first thing I check on any Ladson listing. Ladson isn't a town. It's an unincorporated community that covers southwestern Berkeley County, northern Charleston County and southeastern Dorchester County. The county that holds the parcel handles zoning, permits and property taxes, and it decides the school district.
Ladson has also shrunk on paper. The Census area dropped from 8.6 square miles in 2000 to 7.0 because Summerville and North Charleston annexed pieces of it. A Ladson mailing address can sit inside one of those cities, so pull the county tax record for the exact parcel before you write an offer.
Homes and what your money buys
Ladson's homes sit in subdivisions on either side of I-26 and US-78, and the area keeps growing. Named neighborhoods include College Park Estates on the Berkeley County side and Tranquil Estates on the Dorchester County side.
Because the area is split three ways, two similar houses a mile apart can carry different tax bills, HOA rules and school assignments. See the new construction directory for communities currently selling in and around Ladson.
Getting around
I-26 and US-78 run side by side through Ladson, with I-26 access at Exit 203. Ladson Road (S-76) is the busy local spine. SCDOT counted 1,172 crashes over three years on a 2.6-mile stretch from Wallace Ackerman Drive and Limehouse Drive to US-78, and it has proposed crosswalks, sidewalks, signal upgrades and raised medians there. Right-of-way work is set for winter 2027, with 18 months of construction starting spring 2028.
Charleston County and SCDOT are also planning improvements on US-78 from Rivers Avenue to Berlin G. Myers Parkway, with alternatives that would widen the road toward the Exchange Park fairgrounds. As of the 2024 public meetings, construction was set to begin in early 2027 with completion expected in 2029.
Lowcountry Rapid Transit
Ladson is set to be the northern end of Lowcountry Rapid Transit, a 21.3-mile bus rapid transit line from US-78 and Commerce Center in Ladson to downtown Charleston, with 20 stations. The park-and-ride was moved to the Exchange Park fairgrounds in 2023 with parking for 280 cars. The Federal Transit Administration's April 2026 profile lists revenue service starting in late 2030.
Flooding and insurance
Ladson is inland, so there's no storm surge, but some neighborhoods have a long flood history from heavy rain. In Tranquil Estates in Dorchester County, Tropical Storm Irma in 2017 made streets impassable after earlier flooding in 2015 and Hurricane Matthew in 2016. In College Park Estates in Berkeley County, Trinity and Oxford roads flood in heavy rain. Berkeley County plans to replace those two bridges with elevated ones and study the canal under its 2022 One Cent sales tax program.
Run every address through the flood zone lookup, ask the seller about water on the lot and the roads in and out, and get an insurance quote during your inspection period.
Property taxes: 4% vs 6%
South Carolina assesses a home you live in as your legal residence at 4% of value, and that home is exempt from school operating millage. Rentals and second homes are assessed at 6% and pay the full millage. Apply for the 4% ratio with the assessor in whichever county holds the parcel.
Millage depends on the county. Berkeley County lists 246.5 total mills for its unincorporated districts for 2026/2027. Dorchester and Charleston counties set their own rates by tax district, so pull the actual bill for the parcel. Dorchester County's 2025-2026 budget raised school operating taxes on rentals, business and personal property, but not on owner-occupied homes.
Schools
School district follows the county line: Berkeley County School District for Berkeley County addresses, Dorchester School District Two for the Dorchester County side, and Charleston County School District for the Charleston County portion. Attendance zones change, so check the exact address with the official lookup (links below).

Things to do and short-term rentals
Exchange Park, the roughly 180-acre fairgrounds in Ladson, hosts the Coastal Carolina Fair. The Exchange Club of Charleston has run the fair since 1924, and it runs 11 days starting the last Thursday in October. Summerville's downtown, Goose Creek and North Charleston's shopping corridors are all close. Check community happenings for events.
Short-term rental rules also follow the county. In the Charleston County portion, unincorporated Charleston County's permit system applies: most residential districts allow only an owner-occupied Limited Home Rental of up to 72 days a year. Berkeley and Dorchester set their own rules. See my short-term rental rules page.
