Living on Kiawah Island, SC

Kiawah Island is a gated barrier island town in Charleston County, with about 10 miles of beach between the Stono and North Edisto rivers. Every owner belongs to the Kiawah Island Community Association, which runs the gates and roads. Kiawah Island Club membership is a separate purchase. Short-term rentals need a town license, with a 20% cap in some neighborhoods. The trade-offs are flooding and the drive through Johns Island. The median residential sale over the last year was about $1,340,000.

The market right now

Over Oct 2025 – Sep 2026, the median residential sale (Kiawah Island (MLS city)) was about $1,340,000. Homes averaged 51 days on market and sold for about 95.2% of their original asking price, and there was roughly 2.4 months of supply at the latest count. Compare it with the rest of the region on the communities map.

Town, KICA and the Club: three different things

This is the first thing I explain to Kiawah buyers. The Town of Kiawah Island, incorporated in 1988, handles zoning, building permits, flood rules, beach rules and short-term rental licenses. The Kiawah Island Community Association (KICA) is the owners' association. Every property owner is automatically a member, and KICA runs security, the gates, roads, beach access points and owner amenities like The Sandcastle on Shipwatch Road.

The Kiawah Island Club is a third, private thing. It's operated by Kiawah Partners, and owning a home does not make you a member. Club memberships come only with the purchase of a previously unsold homesite from Kiawah Island Real Estate, or with a resale from a current member who is offering a membership as part of the sale. The resort's Governor's Club is a separate, optional owner program again. If the Club matters to you, we confirm in writing whether a membership conveys before you write an offer.

Homes and what your money buys

Kiawah has homes, villas, cottages and homesites, with views of the ocean, marsh, river, lagoons and golf courses. Neighborhood names you'll see include West Beach, Ocean Park, Indigo Park, Ocean Oaks, Silver Moss and Osprey Point. Many villas sit in regimes with their own fees on top of KICA, so ask for both.

KICA publishes its fees. At closing, a buyer pays a Contribution to Reserve Fund fee of 0.5% of the gross purchase price, with a minimum equal to that year's annual assessment, plus a $100 property sale administration fee. Buying a lot adds a recreation center initiation fee, and building on it triggers a property status change fee when the town issues the certificate of occupancy. KICA raised 2026 assessments 3.3% over 2025. Build those numbers into your closing costs early.

Gate access and getting around

KICA runs two gates, the Main Gate and the Vanderhorst Gate. Owners get an RFID windshield decal for each car. Guests are authorized through the ABDI Gate Access app or KICA Security, and they stop at the Main Gate for a pass. Service providers use a separate commercial access process.

Every trip on or off the island runs through Johns Island. From the gate you take Betsy Kerrison Parkway to Main Road or Bohicket Road, then out over Maybank Highway or Main Road toward West Ashley. There is no other way out, and that is the honest trade-off of living out here. See my Johns Island guide for the roads in between.

Help is coming in pieces. Charleston County's Main Road Segment A project, which adds a US 17 flyover and widens Main Road to River and Chisolm roads, is under construction with a contract completion date of September 27, 2028. The Maybank Highway fourth lane from River Road to the Stono River bridge is approved and in final design. The county's Segment C plan, which would have improved the route from Bohicket Road and Maybank Highway to Betsy Kerrison Parkway, was stopped in 2025. A Main Road roundabout at Mary Ann Point is on the November 3, 2026 sales tax referendum list. I track all of it on the Johns Island growth page.

Flooding and insurance

Kiawah is a low barrier island, and the town's own sea level rise report is blunt about it. In the October 2015 rain event about 42% of the island's land had water on it. Hurricane Matthew in 2016 left standing water on about 65% of the island, and Tropical Storm Irma in 2017 flooded at least 73%, enough to stop travel. The report projects 1.5 to 2.5 feet of sea level rise in roughly 50 years.

The town takes part in the National Flood Insurance Program and the Community Rating System, which lowers flood premiums. Flood zone and elevation vary lot by lot, so run the address through my flood zone lookup and get the elevation certificate. Get flood and wind quotes during your inspection period, not after.

Property taxes: 4% vs 6%

South Carolina assesses the home you live in as your legal residence at 4% of value, and that home is exempt from school operating millage. Second homes and rentals are assessed at 6% and pay the full rate. On an island where so many homes are second homes or rentals, that gap drives most tax conversations. Apply for the 4% ratio with the Charleston County Assessor after you close.

For 2026, Kiawah Island (tax district 54) carries 249.8 total mills: 218.8 countywide plus 31.0 for the St. John's Fire District. The county's millage card shows no separate town levy for Kiawah.

Schools

Kiawah Island is served by Charleston County School District. Attendance zones change, so check the exact address with the district's official lookup (link below).

Short-term rental rules

Renting for less than 30 consecutive days takes an annual town license for each property, issued before you advertise, plus a building code inspection. Renting 14 days or fewer in a calendar year doesn't count as a short-term rental. Licenses expire April 30 each year.

The cap is the part buyers miss. Licenses are limited to 20% of developed lots in the R-1 district and in named R-2 areas: Indigo Park, Ocean Oaks, Ocean Park, Silver Moss and parts of Osprey Point. Other R-2 and R-3 areas have no cap. As of October 16, 2026, the town showed 92 licenses left in the capped areas. A license does not transfer to a buyer, except within a family, so a new owner applies fresh. The application fee is $500 in capped areas and $200 elsewhere. Occupancy is two people per bedroom plus two. For how other local towns compare, see my short-term rental rules page.

Things to do

Kiawah Beachwalker Park on the west end is the only public beach access on the island, run by Charleston County Parks, with restrooms, showers and seasonal lifeguards. Parking runs $5 to $25 depending on season and day. Behind the gate, owners use KICA's beach access points and The Sandcastle. The Kiawah Island Golf Resort has five courses, including the Pete Dye-designed Ocean Course, which hosted the 1991 Ryder Cup and the 2012 and 2021 PGA Championships.

Beach rules are strict. Dogs are banned year-round in the critical habitat at each end of the island, glass and drones are banned, and beachfront lights must be off from 9 p.m. to dawn from May through October for sea turtles. Freshfields Village sits just off the island, where the town finished a roundabout on Kiawah Island Parkway in 2020. For local events, see community happenings.

What people like

  • About 10 miles of beach, with owner-only access behind the gate.
  • A town government focused on one island, with published rental, beach and flood rules.
  • KICA publishes its fees and runs the gates, roads and owner amenities.
  • Rentals are allowed with a license, and some areas have no cap.

What to weigh first

  • One way in and out, through Johns Island traffic.
  • Low elevation: the town's own report shows most of the island has flooded in past storms.
  • Club membership is separate, limited and tied to specific purchases.
  • Closing costs include a KICA reserve contribution of 0.5% of the price.
