The market right now
Over Oct 2025 – Sep 2026, the median residential sale (Ravenel (MLS city)) was about $400,000. Homes averaged 56 days on market and sold for about 96.6% of their original asking price, and there was roughly 3.8 months of supply at the latest count. Compare it with the rest of the region on the communities map.
Which Ravenel are you buying in?
This is the first thing I check on a Ravenel address. The Town of Ravenel has its own mayor and council, its own Planning and Zoning Department, its own Board of Zoning Appeals and its own zoning map. The land around it is unincorporated Charleston County, and the City of Charleston's limits are only about 1.5 miles away, with both growing toward each other through annexation.
It matters because the town decides zoning, permits and what can be built next door, while the county handles zoning outside town limits. Pull the Charleston County GIS record for the exact parcel before you write an offer. The town's Planning and Zoning office works by appointment at Town Hall, 5962 Highway 165.
Homes and what your money buys
Ravenel has long been rural: older homes on large lots, farmland and woods. Ravenel Acres, built in 1956, is one of the older neighborhoods, and the town has slated some of its empty lots for infill homes. In August 2025 the town also approved buying 35 acres off Martin Street, with about 11 acres planned for 20 to 25 single-family homes aimed at affordability and the rest as a passive park.
The new construction comes from big annexations. In 2021 the town annexed about 3,500 acres off Old Jacksonboro Road for a plan of nearly 800 homes, and in 2023 it annexed 755 acres for a 350-home plan on Davison Road. The town lists four planned or approved communities: Golden Grove (Hillcrest) off New Road and Old Jacksonboro Road, Tea Farm off Old Jacksonboro Road, The Preserve at Ravenel on Davison Road and The Pasture at Farrfield. D.R. Horton is building single-family homes in Hillcrest from about 1,257 to 2,361 square feet. Officials have said the approved projects will roughly double the town's size.
Getting around
US 17 (Savannah Highway) is the main road. It runs about 20 miles east to Charleston and carried more than 20,000 vehicles a day in SCDOT's 2024 counts. SC 165 crosses US 17 and the CSX tracks in town, then runs south to Hollywood and Meggett and north toward Ashley River Road and Summerville. Many side roads are two lanes, and residents have pushed back on the traffic new subdivisions will add.
Two projects are worth knowing. Closer to Charleston, Charleston County's Main Road Corridor Segment A is building flyover ramps from US 17 to Main Road, with substantial completion expected in late 2028. In town, SCDOT took public comment in summer 2026 on extending the five-foot sidewalk on the east side of SC 165 from the county's St. Paul's Service Center south to Martin Street.
Flooding and insurance
Ravenel sits inland, at about 33 feet of elevation, so it doesn't face storm surge the way the islands do. But it's surrounded by swamp and old rice land. Caw Caw's rice fields were carved out of cypress swamp, and about 80% of the residual Tea Farm annexation is wetland the town calls unbuildable. Low lots near those wetlands can still be in mapped flood zones.
Charleston County's current FEMA flood maps took effect January 29, 2021. Run the address through the flood zone lookup, ask for any elevation certificate and get insurance quotes during your inspection period. Ask the seller about septic or sewer too. The town runs a sewer service, and not every older home is connected.
Property taxes: 4% vs 6%
A home you live in as your legal residence is assessed at 4% of value. Second homes and rentals are assessed at 6%. In Charleston County, a 4% legal residence also gets relief on the 145.2 mills of school operating tax, so the same house costs a lot more to own as a rental. Apply for the 4% ratio with the county assessor after you close.
On the county's 2026 millage card, Ravenel (St. Paul's Fire District) totals 281.2 mills: 218.8 countywide plus 62.4 for the fire district. The card shows no separate town millage line, and the total matches unincorporated parcels in the same fire district. City of Charleston parcels, by comparison, total 300.8 mills. Those numbers are before the 4% school relief and other credits.
Schools
Ravenel is served by Charleston County School District, whether the address is in town or in the county. Attendance zones change, so check the exact address with the official lookup (link below).
Things to do
Caw Caw Interpretive Center, run by Charleston County Parks at 5200 Savannah Highway, is the big one: 654 acres and about 6 miles of trails through former rice fields that enslaved Africans carved from cypress swamp, past dikes and canals from the late 1700s and early 1800s. The historic Ravenel Train Depot at 5775 Highway 165, still being restored, hosts town events and the Ravenel Depot Farmers Market, and its grounds have a playground. The market's Fall Festival is Saturday, October 24, 2026, from 4 to 7 p.m.
Bulow Landing on Rantowles Creek, off US 17 in the Red Top area, is the nearest public boat ramp. Dungannon Plantation Heritage Preserve is on SC 162 about four miles off US 17, and US 17 leads on toward SC 174 and Edisto Beach. Shopping is thin: town leaders note a handful of restaurants and one grocery store. Watch community happenings for town meetings.
Short-term rentals and growth rules
Inside town limits, Ravenel's own zoning code applies, not the county's short-term rental permit. The code requires anyone adding a secondary dwelling unit to record a covenant promising not to use the property for short-term rentals. I couldn't find a separate town short-term rental permit, so call Planning and Zoning at (843) 889-8732 before you count on rental income. Outside town limits, Charleston County's rules apply: a 72-day owner-occupied Limited Home Rental in most residential districts. See the short-term rental rules.
The town also paused subdivisions of five or more lots while it reviewed its comprehensive plan in 2025, and its site now posts the 2025 Comprehensive Plan. Town projects on the list include depot improvements and work on the old E.B. Ellington and Miley Hill school property. Talk to the town before you plan to start a project: its site warns that working without the right permit can stop the job and double the fees.
