What's my home worth?
Your home is worth what comparable homes nearby have recently sold for, adjusted for differences in size, condition, lot, elevation and water access. I'll pull those sales from the CHS Regional MLS, make the adjustments myself, and send you the result within one business day.
What you'll get
- A price range backed by recent sales near you, not a single automated number
- The comparable homes I used, and why
- What's competing with you right now, and how fast it's selling
- My honest take on what would raise or limit your price
How I price a home
I start from closed sales, not list prices, and I only use homes a buyer would actually compare with yours: same pocket, similar size and age, same flood exposure. Then I tell you the number I believe, not the one that wins the listing.
A recent West Ashley listing.
Common questions
How accurate are Zillow and other online home value estimates in Charleston?
They're a starting point. Automated estimates can't see flood zone and elevation, renovations, lot quality or water views, which swing coastal Charleston prices a lot. A comparative market analysis from a local agent uses recent nearby sales that actually match your home.
What is a CMA?
A comparative market analysis compares your home to recent sales, pending sales and active competition nearby, then adjusts for differences in size, condition, lot and location to estimate a likely sale price.
Does requesting a home value commit me to selling?
No. Plenty of owners ask once a year to keep track of their equity. You'll get the report and a short note on what's moving in your area. That's it unless you want to talk.
