Where is Nexton?

Nexton sits along I-26 at the Nexton Parkway interchange in Berkeley County, on the Summerville side of the region. The main roads are I-26, Nexton Parkway, US-17A (Main Street), US-176, Sheep Island Road and Brighton Park Boulevard. It covers about 5,000 acres, so “Nexton” is really a collection of neighborhoods: Bradford Pointe, Brighton Park, Del Webb, Hammock Walk, Midtown and North Creek among them.

Is Nexton in Summerville or Berkeley County?

This is the first thing I check. Nexton homes have Summerville mailing addresses, but the community is largely unincorporated Berkeley County. Nexton’s property owners association puts it plainly: residents don’t pay city property tax. That’s why the tax math below uses Berkeley County’s unincorporated millage.

That could change at the edges. In late 2025 the Town of Summerville took up annexing about 738 undeveloped acres of Nexton (the Creekside tract near Wildgame Road, Sheep Island Road and Nexton Parkway). After residents pushed back over density, council postponed the final vote in January 2026. Existing homes are unincorporated. For any parcel, confirm the tax district on the Berkeley County tax record.

What’s in Nexton?

  • Miles of trails and more than 50 parks
  • Pools and fitness studios, with separate amenities in the gated Del Webb Nexton 55+ section
  • More than 120 shops, restaurants, a grocery store and offices inside the community, mostly around Brighton Park and Nexton Parkway
  • Public recreation improvements paid for through the Nexton Improvement District

Health care is the big change coming. MUSC broke ground in September 2025 on a Nexton medical center and a Hollings Cancer Center building; the cancer center is expected in summer 2027 and the hospital in summer 2028. MUSC added a specialty-care pavilion groundbreaking in April 2026. Novant Health has also filed state permit documents for a hospital near the I-26 interchange, though news reports say construction isn’t imminent.

What are the HOA and other fees in Nexton?

POA dues vary by neighborhood, so get the fee schedule for the exact section you’re looking at. Two Nexton costs catch people off guard:

  • Nexton Improvement District assessment. About $1,005 for 2026-27 on a single-family home with no prepayment, billed on the county tax bill. Townhomes pay 0.6 of that. It rises about 2% a year.
  • Community Enhancement Fund fee. 0.25% of the resale price, charged when a resale home closes.

What are property taxes in Nexton?

Here’s a worked example at $450,000, near the middle of the builders’ current starting prices. As your owner-occupied legal residence (4%), the county tax after the school operating and sales tax credits is about $1,436. Add the improvement district assessment and county fees ($1,232) and the bill is about $2,668 a year. The same house as a second home or rental (6%) pays about $7,887 a year, or $5,220 more.

The improvement district assessment is a big share of an owner-occupant’s bill here: about 38% of it in this example. Online tax estimates that leave it out run low.

The 4% rate isn’t automatic. You have to apply for the legal residence ratio with the Berkeley County Assessor after you close, with proof the home is your primary residence. Until it’s approved, the house is taxed at 6%.

Getting around

I-26 is the spine. The Nexton Parkway interchange opened in 2018, and the parkway was extended to US-176 in May 2020, so you can get to I-26, Summerville’s Main Street and US-176 without leaving the community. Most commutes toward North Charleston and downtown run down I-26, so drive it at rush hour before you commit.

Does Nexton flood?

Nexton is inland, so there’s no tidal surge, but low areas and drainage near creeks and wetlands still matter lot by lot. Run any address or lot through the flood zone lookup and get an insurance quote during your inspection period.

Schools

Nexton is served by the Berkeley County School District. Attendance lines change, so check the exact address on the district’s 2026-27 attendance-zone map.
