The market right now
Over Oct 2025 – Sep 2026, the median residential sale (Awendaw (MLS city)) was about $1,090,000. Homes averaged 76 days on market and sold for about 95.4% of their original asking price, and there was roughly 3.9 months of supply at the latest count. Compare it with the rest of the region on the communities map.
Town of Awendaw or unincorporated county?
This is the first thing I check. An Awendaw mailing address (ZIP 29429) doesn't mean the parcel is inside the Town of Awendaw. Plenty of land along US-17 and in the forest is unincorporated Charleston County, and the town has grown in patches through annexation: its comprehensive plan puts it at about 16 square miles in 2020, nearly double its 2000 size.
It matters because the town handles zoning and the county handles building permits. Inside town limits you get a zoning permit from the Town Planner first, then apply to Charleston County Building Inspection Services. Outside town limits the county does both. Pull the county tax record for the exact parcel before you write an offer.
Homes, utilities and what your money buys
Single-family detached homes made up about 76% of Awendaw's housing in 2020, and manufactured homes are the other common type. Most homes sit along Seewee Road and Doar Road, and most businesses are along US-17. Awendaw Village is one of the newer neighborhoods.
The town is pushing back on suburban density. A moratorium first adopted in 2024 blocks rezonings and subdivisions of more than five lots; the council scheduled a second one-year extension for Feb. 26, 2026. During the moratorium the minimum lot size where public water and sewer exist went from 12,500 to 21,500 square feet. Projects approved earlier can still build, including the King Tract, allowed up to 965 homes on 1,354 acres under a 2009 agreement. See the new construction directory for what's selling.
Ask about utilities on every Awendaw property. As of 2022 the comprehensive plan said little to no property in town was on public sewer, so nearly every home uses a septic system, and the whole area carries a "Very Limited" septic absorption rating. The town runs its own water system, about 10 miles of lines serving roughly half of households along parts of Doar Road, Seewee Road and US-17; the rest are on private wells.
Because of that, I always want a septic inspection and a well water test during the due diligence period, and on vacant land a septic permit from the state before you close. The town's zoning permit checklist asks for one.
Getting around
US-17 is a four-lane divided highway and the only real way in and out. It runs about 28 miles southwest to Charleston and 32 miles northeast to Georgetown. Most local roads feed into it, so the US-17 intersections at Seewee Road and Doar Road are the chokepoints, and the town's plan lists US-17 at Seewee Road and Guerins Bridge Road as frequent crash locations.
SCDOT started adding a dedicated turn lane at US-17 and Doar Road, by Town Hall, on Feb. 11, 2026. A fix for the US-17, Seewee and Fifteen Mile Landing intersection has been studied for years without agreement. TriCounty Link bus route C203 runs along US-17 between Mount Pleasant and McClellanville and stops when you flag it down.
Flooding and insurance
Awendaw is coastal, and surge is the risk that matters. Hurricane Hugo came ashore just south on Sept. 22, 1989; the storm tide near Awendaw reached 19.4 feet and destroyed the US-17 bridge over Awendaw Creek. Up the road in McClellanville, a 16-foot surge flooded the school being used as a shelter. Hugo also knocked down about three-quarters of the trees in the Francis Marion National Forest.
Day to day, tidal flooding along the marsh and Awendaw Creek is the most common type. Parts of town sit in FEMA's high-risk A and V zones, and new construction in a flood zone has to build to base flood elevation plus 2 feet of freeboard. Run the address through the flood zone lookup, ask for an elevation certificate, and get wind and flood quotes early. Coastal Charleston County is in the state wind pool's territory, so some homes end up with a separate wind policy.
Property taxes: 4% vs 6%
South Carolina assesses a home you live in as your legal residence at 4% of value, and state law exempts that home from school operating millage. Second homes, rentals and land are assessed at 6% and pay the full rate. Apply for the 4% ratio with the Charleston County Assessor after you close.
Town and unincorporated parcels sit in different tax districts, so compare the actual tax bills on the county's online tax records rather than assuming two Awendaw addresses pay the same.
Schools
Awendaw is served by Charleston County School District. Attendance zones change, so check the exact address with the district's official lookup (link below).
Things to do
This is the reason people look here. The Sewee Visitor and Environmental Education Center at 5821 Highway 17 North has red wolves, the one-mile Nebo Trail and no entrance fee; it hosts the Bulls Bay Nature Festival each May. Cape Romain National Wildlife Refuge covers 66,287 acres, and a ferry from Garris Landing runs to Bulls Island and its Boneyard Beach. The Sewee Shell Ring, on the National Register since 1970, is nearby.
The Palmetto Trail's 7.1-mile Awendaw Passage starts at Buck Hall Recreation Area on the Intracoastal Waterway, though part of it is closed indefinitely, so check before you go. The Center for Birds of Prey sits on 152 acres at 4719 Highway 17 North. The town owns a 292-acre tract on Doar Road bought with Greenbelt funds for a passive park, and the Awendaw Blue Crab Festival has been held at the town's Municipal Park. For local events, see community happenings.
Short-term rentals and town rules
Awendaw isn't on my short-term rental rules page yet, and the town's posted ordinance list doesn't include a short-term rental ordinance. Before you buy to rent, call the Town Planner and read any HOA covenants. Parcels outside town limits follow unincorporated Charleston County's rules, which are on that page.
Zoning here is changing fast. In 2025 and 2026 the town adopted or proposed new wetland protection rules, lighting rules, septic rules for subdivisions, bigger minimum lots in the residential and agricultural districts, and removal of the Planned Development zoning district. If you're buying land to build or divide, ask the town what applies to your parcel today.
What people like
- Direct access to Cape Romain, the Francis Marion National Forest and the Intracoastal Waterway.
- Larger lots and a town actively limiting subdivision density.
- About 35% of town land is protected from development.
- Close enough to Mount Pleasant for shopping and services.
What to weigh first
- Real storm-surge exposure: Hugo's storm tide near Awendaw hit 19.4 feet.
- Septic systems and private wells on many properties, with poor soils for septic.
- One main road, with problem intersections on US-17.
- Fast-changing zoning rules and a development moratorium make land plans uncertain.

Common questions about Awendaw
What is the median home price in Awendaw?
About $1,090,000, the median of monthly median sold prices for residential sales in Awendaw (MLS city), CHS Regional MLS, Oct 2025 – Sep 2026. Homes sold at about 95.4% of their original asking price after an average of 76 days on market.
Is every Awendaw address inside the Town of Awendaw?
No. The 29429 ZIP code reaches into unincorporated Charleston County and national forest land. Check the county tax record for the exact parcel to see which government handles zoning.
Does Awendaw have public sewer?
Very little. The town's comprehensive plan said in 2022 that little to no property in town was connected to public sewer, so most homes use septic. The town's water system serves about half of households; others use wells.
Is Awendaw still allowing new subdivisions?
Only small ones. A moratorium first adopted in 2024 blocks rezonings and subdivisions of more than five lots, and the council scheduled a second one-year extension for Feb. 26, 2026. Projects approved before the moratorium can still build.
Does Awendaw flood?
It can. Tidal flooding is the most common type, and Hurricane Hugo's storm tide near Awendaw reached 19.4 feet in 1989. Check the FEMA zone and get an elevation certificate for any home.
How many people live in Awendaw?
The 2020 Census counted 1,399 residents inside town limits, up from 1,294 in 2010. The town's plan expects approved projects to roughly double that by 2030.
