The plan, start to finish
Price it from the sales, not the hope
A comparative market analysis from recent CHS Regional MLS closings that a buyer would actually compare with yours: same pocket, similar size, same flood exposure. You get the comps and my reasoning, and the number I believe.
Get it ready
A walk-through with a short, prioritized list: what to fix, what to leave, what to stage. I can line up the painter, cleaner, landscaper or pre-listing inspector from people I trust.
Media day
Charleston Media Group shoots the house: magazine-style photos, twilight exteriors, drone stills and video of the lot, the water and the neighborhood, and a short film. On the coast, the aerial is often the shot that sells it: the dock, the marsh, the distance to the beach.
A website just for your home
Every listing gets its own custom property website with all of the media: the full photo gallery, twilight and drone shots, the film, floor plan and details, plus a showing request form that comes straight to me. It gets its own link for the MLS, social posts, emails and the sign out front, so buyers see your home on its own, without a feed of competing listings beside it.
Launch
The listing goes live on the CHS Regional MLS and from there to Zillow, Realtor.com, Homes.com and the rest, plus The Boulevard Company network, my email list and my social channels. Coming-soon marketing follows MLS rules.
Weekly updates
Every week you get showings and feedback, online activity, and what changed nearby: new listings, price cuts, pendings and closings. If the market is telling us something, I say so.
Negotiate and close
Offers compared side by side on net proceeds, terms and risk, not just price. Then I manage inspections, appraisal and the attorney closing through to the keys.
Why the media matters here
Most buyers see your home first on a phone, and coastal buyers are often shopping from another state. The photos decide whether they book a showing; the drone shows them what a listing description can't: how far the dock runs, where the marsh opens up, how close the beach is. I've run a media company for years, so I don't have to hope the photographer shows up on a good day. I send them.

Common questions
Who takes the photos and video for your listings?
Charleston Media Group, the real estate photo, video and drone company I own. It shoots for agents and builders across the Charleston area, so my sellers get the same production other agents hire out.
Do you use drone photos and video?
Yes, where the property and airspace allow. Some areas near the airport and military bases need FAA authorization first, which we handle before media day.
Will my home have its own website?
Yes. Every listing gets a custom property website with all the photos, drone, video and details, plus a showing request form. Buyers see only your home there, and the link goes on the MLS, social posts, emails and the yard sign. See the sample built for 2100 Paw Paw Place at barrysellscharleston.com/listings/2100-paw-paw-place/.
How often will I hear from you once my home is listed?
Every week in writing, plus a call whenever something changes: an offer, a price move nearby, or feedback that points to a fix.
