Is Carolina Park in the Town of Mount Pleasant?

Can you still buy new construction in Carolina Park?

Barely. Carolina Park is close to built out. On October 21, 2026, the only new-home program I could confirm selling on its own site was The Towns at Carolina Park by Prosperity Builders: income-limited, three-bedroom townhomes from $369,900 (the Bently plan). Income limits apply, so check eligibility with the seller first.

Most buyers here are buying resales, or a custom home on one of the remaining homesites. I couldn’t confirm current builder inventory or prices elsewhere in the community, so I’m not listing them. For active communities nearby, see the new construction page.

What are the HOA dues and transfer fees?

Dues depend on the section and the type of home. I don’t publish dues or transfer-fee figures I can’t confirm with the association. Ask for the resale disclosure package early in your contract period; it lists the current dues, any capital contribution or transfer fee due at closing, and who pays it.

Getting around

US-17 North is the main route toward the rest of Mount Pleasant, the Ravenel Bridge and downtown. SC-41 is the other way out, and it’s where the next fight is. Charleston County is pushing a Highway 41 project that widens the road and adds a new connector road through part of Laurel Hill County Park. The Town of Mount Pleasant opposed using the park. In October 2026 residents asked the state Administrative Law Court to review the project’s environmental permit, citing flooding and stormwater concerns. Expect construction news here for a while.

Does Carolina Park flood?

Carolina Park borders marsh, a lake and the Wando River side of Mount Pleasant, so flood zones can change from one street to the next. Run any address through the flood zone lookup, ask for the elevation certificate, and get an insurance quote during your inspection period.
