The market right now
Over Oct 2025 – Sep 2026, the median residential sale in the Summerville MLS city was about $400,000. Homes averaged 50 days on market and sold for about 96.8% of their original asking price, and there was roughly 3.3 months of supply at the latest count. Compare it with the rest of the region on the communities map.
Which Summerville are you buying in?
This is the first thing I check on any Summerville address. A Summerville mailing address (ZIP 29483, 29485 or 29486) does not mean the home is inside the Town of Summerville. The town covers parts of Dorchester, Berkeley and Charleston counties, and big master-planned areas such as Nexton use Summerville addresses while sitting largely in unincorporated county land.
It matters because the county decides your property tax rate and your school district, and the town decides zoning, trash pickup and police. Pull the county tax record or the county GIS map for the exact parcel before you write an offer.
Homes and what your money buys
The housing stock runs from older homes on big, tree-covered lots in and around the historic district, to 1970s–2000s subdivisions, to new production-built homes and townhomes in the master-planned communities. New construction is concentrated along the Nexton and US-176 corridor and Cane Bay in Berkeley County and around Summers Corner in Dorchester County. Many of those communities have HOA or POA dues and amenity centers, and some carry special assessments on the tax bill, so ask for the full annual cost.
The historic downtown has its own Board of Architectural Review: exterior changes, new construction and demolition there need approval. See the new construction directory for communities currently selling.
Getting around
I-26 is the spine, and it is the honest downside. Commutes toward North Charleston and downtown back up at peak hours. SCDOT finished widening I-26 to six lanes between SC-27 and Jedburg Road in fall 2026, and the next stretch farther northwest is in design with construction estimated for 2028.
Closer to town, the Berlin G. Myers Parkway extension opened in April 2025 to pull through-traffic off downtown Main Street. The US-17A / North Main corridor is the subject of a regional congestion and safety study. If you'll commute daily, drive it at the hour you'd actually go before you buy.
Flooding and insurance
Summerville is inland, so there's no storm surge, but there are mapped floodplains along the Ashley River, Sawmill Branch, Eagle Creek and smaller tributaries. Tropical Storm Debby in August 2024 dropped 10 to 20 inches across Dorchester County and pushed the Ashley River to a record crest of 25.31 feet. Flood risk is parcel by parcel: run the address through the flood zone lookup and ask for any elevation certificate.
Homeowners insurance inland generally costs less than on the islands, but quotes vary a lot by roof age and location, so get one during your inspection period.
Property taxes: 4% vs 6%
South Carolina assesses a home you live in as your legal residence at 4% of value, and that home is also exempt from school operating millage. Second homes and rentals are assessed at 6% and pay the full millage, so the same house can have a much bigger bill. Apply for the 4% ratio with the county assessor after you close.
Because Summerville spans three counties, the millage depends on the parcel. Dorchester County's online tax estimator works by tax district; Berkeley County's 2026/2027 total for unincorporated districts is 246.5 mills before the 4% exemption.
Schools
School district follows the county line, not the town name: Dorchester School District Two for most of the Dorchester County side, Berkeley County School District for Nexton, Cane Bay and other Berkeley County addresses, and Charleston County School District for the Charleston County portion. Attendance zones change, so check the exact address with the official lookup (links below).

Things to do
Downtown around Hutchinson Square and Short Central Avenue has locally owned restaurants and shops. Azalea Park, 16 acres off South Main, hosts the Flowertown Festival every spring, and the paved Sawmill Branch Trail runs through town. Colonial Dorchester State Historic Site and the Ashley River plantation corridor are a short drive. MUSC Health is building a hospital at Nexton, expected in 2028.
What people like
- A real historic downtown with a walkable town square.
- Wide range of housing: historic homes, mature suburbs and new construction.
- Recent road investment, including the I-26 widening and Berlin G. Myers Parkway.
- Inland, with no storm surge exposure.
What to weigh first
- I-26 commutes can be slow at peak hours.
- Rapid growth, with contested annexation and density decisions around Nexton.
- Floodplain pockets along the Ashley River and Sawmill Branch.
- Three counties and town-vs-county lines make taxes and services confusing.

Common questions about Summerville
What is the median home price in Summerville?
About $400,000, the median of monthly median sold prices for residential sales in the Summerville MLS city in the CHS Regional MLS, Oct 2025 – Sep 2026. Homes sold at about 96.8% of their original asking price after an average of 50 days on market.
Is every Summerville address inside the Town of Summerville?
No. The town spans three counties, and large areas with Summerville mailing addresses, including most of Nexton, are unincorporated county land. Confirm with the county tax record or GIS map for the exact parcel.
How many people live in Summerville?
The Census Bureau estimates 53,177 residents inside town limits as of July 1, 2025, up from 50,915 in the 2020 Census. The wider Summerville mailing area is much larger.
Does Summerville flood?
Most of the town is outside mapped floodplain, but low areas along the Ashley River and Sawmill Branch do flood. Tropical Storm Debby pushed the Ashley to a record 25.31-foot crest in August 2024. Check the FEMA zone and elevation certificate for each property.
Is I-26 getting better?
Partly. The section between SC-27 and Jedburg Road was widened to six lanes in 2026. The next segment farther northwest is in design, with construction estimated for 2028. Closer to Charleston, peak-hour traffic is still the main complaint.
Which school district serves my Summerville address?
It depends on the county: Dorchester School District Two, Berkeley County School District or Charleston County School District. Use the official address lookup, since zones change.
