What's built, what's planned, and what to watch
Long Savannah is about 3,000 acres of land off Bees Ferry Road and Bear Swamp Road in outer West Ashley, inside the City of Charleston. The city zones it as a planned unit development (PUD - Long Savannah). Roughly 1,200 acres are set aside for homes in 10 neighborhoods, and the development agreement allows up to 4,500 homes, 675 of them workforce housing. Most of the rest is a 1,628-acre county park and a 203-acre city park. The original owner and developer is Taylor Bush, and several builders now own sections.
This plan has been around a long time. It was first approved in 2008, City Council approved updated plans in 2015, and construction permits came in 2024. Environmental groups challenged the wetland permits, and a 2021 settlement had the builders avoid filling or digging another 50 acres of the 209 acres of wetlands they first proposed to disturb. In September 2026, Live 5 reported the city worked with the developer to cut planned units by 1,900, and that the phases and early site plan still needed revisions before another Technical Review Committee look.
Access is the part I'd watch most. The main entrance is planned as Long Savannah Parkway, an extension of Glenn McConnell Parkway from West Ashley Circle, with side entrances on Highway 61 and Bear Swamp Road. The developers are paying for Bear Swamp Road work: a sidewalk from Bees Ferry Road, a right-turn lane onto Bear Swamp, and a left-turn lane approaching Bees Ferry. I could not confirm an opening date for the parkway, so if you're buying early, I'd ask the builder which road your street uses today and which one it will use later.
Homes are already going up. Pulte's Long Savannah section lists 17 plans from 1,420 to 3,320 square feet, priced from $386,990 to $736,990 as of October 2026, with homes on Joanna Drive and Bear Swamp Road selling and under construction. Mungo Homes lists five plans from 2,220 to 3,045 square feet off Clelland Street, starting with drive-under single-family homes. DRB Group is listed as owner of a 104-lot section off Barons Drive in city review. If you're comparing builders here, my new construction guide covers what to ask before you sign.
The Charleston County School District has planned an 11.5-acre elementary school site inside Long Savannah, sized for up to 1,200 students, at an estimated $70 million for the building. The city also says businesses are planned within the community and a fire station is being planned nearby. None of those had an opening date I could verify as of late October 2026.
Drainage gets asked about a lot out here because of flooding in the Church Creek basin, which covers more than 10,000 acres west of the Ashley River and adopted new stormwater rules in 2020. The 2018 permit application said about 94% of Long Savannah does not drain to Church Creek and that 98 acres would be diverted to Rantowles Creek. That's a site-level answer, not a lot-level one. For any specific home, run the address through my flood zone lookup and ask the builder for the elevation certificate.
