From Jan 1, 2026 to Oct 21, 2026, 39 homes sold in Verdier Pointe at a median of $496,000, 21% below the median for the MLS city of Charleston. Most sold between $474K and $548K. Where it is and getting around
Verdier Pointe sits off Bees Ferry Road in outer West Ashley. The neighborhood runs along Claret Cup Way and Verdier Boulevard, which meet Bees Ferry, per the Post and Courier. From there it's a short drive to Glenn McConnell Parkway, Savannah Highway (US 17) and I-526.
Bees Ferry is the road you'll live on. The Post and Courier counted nearly 6,000 more homes planned or under way along a 5-mile stretch of this part of West Ashley in March 2025, including apartments, other townhome projects and the Long Savannah master plan. Expect more traffic at rush hour, not less.
The homes
Toll Brothers announced the community in March 2023 with 101 home sites and attached single-family designs, and sales started that year. By March 2025 the Post and Courier described four floor plans from 1,500 to 2,000 square feet, starting at $452,000. Toll's own page now lists Verdier Pointe as sold out, so what's for sale today is mostly resale.
Listings I reviewed show two-story, three-bedroom, 2.5-bath plans around 1,770 square feet with a garage, fiber-cement siding, tankless water heaters and screened porches, and some homesites back to a wooded buffer or pond. Because these are nearly new, I'd ask for the builder warranty paperwork and check what's still covered and transferable.
HOA and amenities
I haven't found HOA dues, a budget or covenants published by a primary source. MLS listings note trash service and walking trails as community features. Before you write an offer, I'd ask the listing agent for the HOA documents: the current budget, what the dues cover (exterior maintenance, insurance, landscaping) and any transfer or capital fees.
With attached homes, find out early whether there's a master insurance policy and what your own policy needs to cover. Check the specific lot with my flood zone lookup, since some homesites sit next to ponds and wooded buffers.
What's changing nearby
In January 2026 the City of Charleston moved to rezone about 14.5 acres along Bees Ferry Road to conservation, its least intense zoning, after acquiring the land from the county. The city's planning director said the site is very wet and its stormwater storage would help the nearby Verdier site affordable housing project, per Live 5.
Farther south at Bees Ferry and Bear Swamp Road, a request to rezone the 10.86-acre Storybook Farms property for up to 100 townhomes went back to Charleston County Council in late 2025, with a second reading set for January 13, 2026, per Live 5. I haven't confirmed a final vote, so ask me for the latest if you're buying out here. Further out, Long Savannah (up to 4,500 homes planned off Bees Ferry and Bear Swamp Road) is starting to build; see my Long Savannah page for what's planned and the road timing.
City rules and rentals
Verdier Pointe addresses are inside the City of Charleston. City short-term rental rules require the home to be the owner's full-time primary residence (verified by the 4% legal residence tax rate) plus an extra off-street parking space, and the HOA's covenants may be stricter. Details are on my short-term rental rules page.
Schools
Verdier Pointe is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
