Where it is and getting around

Carolina Bay sits in the outer part of West Ashley, between Savannah Highway (US 17) and Glenn McConnell Parkway. The main entrance is a lighted entrance off US 17. That gives you two ways out, which helps at rush hour.

Downtown Charleston is about 7 to 8 miles away. I-526 is close by, and so is Bees Ferry Road. Glenn McConnell Parkway (SC 461) was built in the 1990s to take pressure off Ashley River Road (SC 61).

The homes and lots

This is newer construction by West Ashley standards. Ground was broken on the Essex section in 2007, where Centex built 54 detached homes and 44 townhomes. Those designs included drive-under homes with the garage on the first level and Charleston single house styles.

Most homes in Carolina Bay run roughly 1,600 to 2,500 square feet, with some up near 3,500. Exteriors are mostly fiber cement (HardiPlank) or vinyl siding. Lots are on the smaller side, so if you want a big yard, look at the lot lines closely before you fall for the floor plan.

Amenities and HOA

Carolina Bay was laid out around mature oaks, tidal creeks and marsh, with walking trails, sidewalks on both sides of the streets and an amenity center off Savannah Highway. There are pools and parks in the community.

It has a homeowners association. I couldn't find current dues on an official HOA page, so I don't list them here. If you're looking here, ask for the current budget, the dues for your specific section (townhome sections have run separate fees), and any transfer or capital contribution at closing.

Growth around Bees Ferry

Carolina Bay is part of the fastest growing side of West Ashley. In 2025, more West Ashley home sales closed beyond I-526 than inside it, according to the Post and Courier. Long Savannah, on Bear Swamp Road just past Bees Ferry, is slated for more than 800 houses and a new school.

That means more choices nearby and more traffic on Bees Ferry and US 17. Flood risk varies lot by lot here with all the creeks and marsh, so run any address through the flood zone tool and ask the seller about past water.

Schools

Homes here are in Charleston County School District. Assignments go by street address, so check any specific home with the district's official Charleston County School District lookup.

What people like

  • Newer homes than most of West Ashley, with sidewalks and trails built in.
  • Two road connections: Savannah Highway and Glenn McConnell Parkway.
  • Close to I-526 for trips to the airport and North Charleston.

What to weigh first

  • Smaller lots than older West Ashley neighborhoods.
  • Traffic on US 17 and Bees Ferry keeps growing as new communities fill in.
  • HOA rules and dues apply, and fees can differ by section.

Common questions about Carolina Bay

How much do homes cost in Carolina Bay?

The median sale was $600,000 across 87 closed sales from Jan 1, 2026 to Oct 21, 2026 (CHS Regional MLS), with most selling between $425K and $760K. That's 5% below the median for the MLS city of Charleston ($629,000). The median price per square foot was $252.

Does Carolina Bay have an HOA?

Yes. Carolina Bay has a homeowners association, and some sections, like townhomes, have had separate fees. Ask for the current budget, dues and any transfer fee before you write an offer.

Are short-term rentals allowed in Carolina Bay?

If the home is inside Charleston city limits, it falls under the city's Category 3 rules for areas off the peninsula: the home must be the owner's full-time primary residence with the 4% legal residence rate, only 1 short-term rental unit per property, and 1 extra off-street parking space. A home in an unincorporated pocket follows Charleston County rules instead. Neighborhood covenants can be stricter. See short-term rental rules.

Is Carolina Bay in a flood zone?

It depends on the lot. The neighborhood was built around tidal creeks and marsh, so some homes sit closer to the water than others. Check the exact address with the flood zone tool and get an insurance quote early.

How far is Carolina Bay from downtown Charleston?

About 7 to 8 miles. You can go out Savannah Highway or Glenn McConnell Parkway toward the Ashley River bridges, and I-526 is close by.
