Where it is and getting around
Shadowmoss sits along Highway 61, Ashley River Road, in West Ashley. Main streets include Shadowmoss Parkway, Muirfield Parkway, Still Shadow Drive and Dunvegan Drive, where the clubhouse is.
Glenn McConnell Parkway was built in the 1990s to relieve traffic on Highway 61, and it gives you a second route toward the Ashley River bridges and downtown.
The homes and lots
This is an older, established neighborhood. Homes are mostly single-family, in both one story and two story layouts. You'll see a lot of cul-de-sacs, corner lots and homes that back onto fairways, ponds, woods or wetland easements.
Lot sizes vary. Recent listings show lots around a third of an acre up to more than half an acre on the ponds. There's also a small condominium section, Middleborough, on Raes Court. With homes this age, ask for the dates on the roof and HVAC, and get a full inspection.
The golf club and HOA
The Shadowmoss course opened around 1969-70. It's a Russell Breeden design that plays about 6,700 yards from the back tees, and the greens were converted to Champion hybrid Bermuda in 2003. The club has a driving range, pro shop, a Junior Olympic pool, a fitness center and a grill that is open to the public.
Club memberships for golf, pool and fitness are separate from owning a home here and are optional. HOA setup varies by section, and some listings show no HOA at all. If you're looking here, ask the listing agent which association, if any, covers that street and what it charges.
Church Creek flood history
Shadowmoss is in the Church Creek drainage basin, about 5,000 acres that drain through a creek only about 10 feet wide. Per the City of Charleston, homes in the Still Shadow section flooded in several rain events in the 1990s, which led to a nine-month building moratorium and a basin study.
The city has built a lot since: stormwater storage by the Middleboro section in 2005, a 2007 diversion for eastern Shadowmoss, and a buyout of 32 flood-prone Bridge Pointe townhomes, now a 6-acre park that holds stormwater. Shadowmoss and Bridge Pointe also took water during Tropical Storm Irma in 2017. Check every address with the flood zone tool and ask the seller directly about past water.
