The market right now
Over Oct 2025 – Sep 2026, the median residential sale (Hollywood (MLS city)) was about $605,000. Homes averaged 64 days on market and sold for about 94.8% of their original asking price, and there was roughly 7.0 months of supply at the latest count. Compare it with the rest of the region on the communities map.
Which Hollywood are you buying in?
This is the first thing I check. The Town of Hollywood has its own council, zoning ordinance and planning commission, and it reaches a long way: by 2000, annexations had carried town limits about 16 miles along SC 162. Ravenel borders it to the north and the Town of Meggett to the south, and there are unincorporated county parcels in the area too.
It matters because the town decides zoning, subdivisions and permits inside its limits. Hollywood requires a zoning permit and a current business license for every job project, and new construction needs a site plan, a sewer letter and a CPW letter. Pull the Charleston County GIS record for the parcel to see which government covers it.
Homes and what your money buys
Most of Hollywood is rural, with much of the land zoned rural or agricultural and older homes on large lots along SC 162 and SC 165. The town grew up as a truck-farming crossroads along the Atlantic Coast Line tracks. It turned into a bedroom community after a 1969 push for industry fell through, and growth picked up after 1980.
New construction is smaller-scale and contested. K. Hovnanian's Stono Village off McGuire Lane builds single-family homes from about 1,906 to 2,875 square feet. In February 2025 the planning commission reviewed plats for 132 and 142 lots on Longleaf Estates Drive and 28 lots off Anavesta Road. Pulte withdrew a request to rezone 278 acres off SC 162 and SC 165 for 342 homes in March 2025, and the town planner said Pulte would pursue smaller subdivisions under the current zoning instead.
Getting around
SC 162 is the spine. It runs 13.5 miles from US 17 at Rantowles through Hollywood to SC 174 at Adams Run, and SC 174 leads on to Edisto Beach. SC 165 crosses it at the Herbert Gadson Intersection in the center of town, running north to US 17 in Ravenel and south through Meggett to the Wadmalaw River at Yonges Island. Most trips to Charleston go out to US 17 and east from there.
Current projects: SCDOT closed the Toogoodoo Road bridge over Swinton Creek on June 2, 2026 for a replacement, with reopening scheduled for June 2027 and a detour on SC 162, Chapel Road and Toogoodoo Road. SCDOT has also proposed a 10-foot concrete multi-use path on the east side of SC 165 from near the St. Paul's Hollywood Library to Ball Park Road. Closer to town, Charleston County's Main Road flyover at US 17 is expected to finish in late 2028.
Flooding and insurance
Hollywood sits at about 30 feet of elevation, but tidal creeks and marsh run through the area. One of the town's sewer lines crosses under a tidal creek that feeds the Stono River, and SC 165 ends at the Wadmalaw River just south. Flood risk is very parcel by parcel.
Charleston County's current FEMA flood maps took effect January 29, 2021, and the town's resource page links to the county's flood information and hazard mitigation plan. Run the address through the flood zone lookup, ask for any elevation certificate and get flood and homeowners quotes during your inspection period. Near the water, ask how wind and hail coverage is handled, since it can be a big part of the premium.
Property taxes: 4% vs 6%
A home you live in as your legal residence is assessed at 4% of value. Second homes and rentals are assessed at 6%. In Charleston County, a 4% legal residence also gets relief on the 145.2 mills of school operating tax, so a rental pays a lot more. Apply for the 4% ratio with the county assessor after you close.
On the county's 2026 millage card, the Town of Hollywood district (St. Paul's Fire District) totals 281.2 mills: 218.8 countywide plus 62.4 for the fire district. The card shows no separate town millage line, and Meggett, Ravenel and unincorporated St. Paul's Fire District parcels all show the same 281.2 total. Those numbers are before the 4% school relief and other credits.
Schools
Hollywood is served by Charleston County School District, whether the address is in the town, in Meggett or in the county. Attendance zones change, so check the exact address with the official lookup (link below).
Things to do
Dungannon Plantation Heritage Preserve, on SC 162 about four miles off US 17, is a state preserve with a wading bird rookery, wood stork nests and walking trails on old management roads. Toogoodoo Landing off SC 162 on Yonges Island puts boats on Toogoodoo Creek, and Dawho Landing off SC 174 reaches the Dawho River on the way to Edisto.
In town, Charleston County runs the West County Aquatic Center at 5156 Highway 165, a seasonal outdoor pool with lap lanes and a zero-depth entry. The town holds events at Serenity Park, including a Veterans Breakfast on November 6, 2026. Ravenel's depot farmers market and Caw Caw Interpretive Center are a short drive north. Watch community happenings for meetings.
Sewer, moratoriums and short-term rentals
Sewer is the constraint I'd ask about first. The town owns its sewer system, about 38 miles of pipe and 26 pump stations built in the late 1980s and early 1990s, with Charleston Water System treating the sewage. In March 2025 the town planner said Hollywood was running out of sewer taps, and new subdivisions without taps would have to use septic tanks.
That same month the council passed a six-month moratorium on large rezonings and subdivisions to review its comprehensive plan, and the planning page now posts a 2026 moratorium approved February 23, 2026. If you plan to subdivide or build, ask the town planner how it affects the parcel. For short-term rentals, I couldn't find a rental section on the town's planning page, so call Zoning and Planning at 843-889-3222 ext. 111 before you count on rental income. Next door, Meggett allows one short-term rental per lot in its AG, AR and OCM districts with a one-time $250 zoning permit, and unincorporated parcels follow Charleston County's rules. See the short-term rental rules.
What people like
- Large rural lots and river and creek access close by.
- Dungannon Preserve, Toogoodoo Landing and Edisto Beach within reach.
- A 2026 total millage below City of Charleston parcels.
- Some new single-family construction, such as Stono Village.
What to weigh first
- A long drive to Charleston, with most trips routed to US 17.
- The town is running short of sewer taps.
- Moratoriums make subdividing and big projects uncertain.
- Low ground near tidal creeks and marsh can carry flood zones.

Common questions about Hollywood
What is the median home price in Hollywood?
About $605,000, the median of monthly median sold prices for residential sales in Hollywood (MLS city), CHS Regional MLS, Oct 2025 – Sep 2026. Homes sold at about 94.8% of their original asking price after an average of 64 days on market.
Is Hollywood an actual town?
Yes. The Town of Hollywood was incorporated December 3, 1949, and has a mayor and council, its own zoning ordinance and a planning commission. Meggett to the south is a separate town, and some nearby land is unincorporated Charleston County.
Can I build or subdivide in Hollywood right now?
Maybe. The town posts a 2026 moratorium approved February 23, 2026, after a six-month pause on large rezonings and subdivisions in 2025, and it's short on sewer taps. Talk to the town planner about the specific parcel before you buy land to develop.
Does Hollywood have sewer?
Parts of town do. The town owns a sewer system that Charleston Water System treats, but the town planner said in 2025 it was running out of taps, so some new lots may need septic. Ask for the sewer letter the town requires for new construction.
Can I run a short-term rental in Hollywood?
Inside town limits, the town's zoning ordinance controls, and I couldn't find a published rental section. Call the town's Zoning and Planning office before you buy. In Meggett and unincorporated Charleston County, separate rules apply.
Which school district serves Hollywood?
Charleston County School District. Use the official address lookup to see the zoned schools, since attendance zones change.
