Town limits or county?

Moncks Corner mailing addresses (ZIP 29461) reach far beyond town limits into unincorporated Berkeley County, including rural and lake-area parcels. Inside the town, Berkeley County lists 320.3 total mills for 2026/2027, versus 246.5 for unincorporated areas. Check the parcel's tax district before you compare bills.

Homes and what your money buys

In town you'll find older neighborhoods near Main Street and the county complex, plus newer subdivisions with production builders. Outside town, around Lake Moultrie and the Cooper River, there are larger lots and waterfront homes. The town is growing fast: in 2026 it weighed two US-52 projects totaling 383 single-family homes. See the new construction directory for communities currently selling.

Getting around

There's no interstate in town. You reach I-26 by taking US-52 through Goose Creek or US-17A toward Summerville. Berkeley County's One Cent sales tax has Cypress Gardens Road and a North Cedar Street extension in design, and the US-17A corridor to Summerville is part of a regional congestion and safety study. Plan on the longest commute of the northern towns.

Flooding and insurance

Moncks Corner is far inland, so hurricane wind and surge exposure is lower than closer to the coast. Creek flooding is the real risk. During Tropical Storm Debby in August 2024 there were about 30 water rescues around Moncks Corner, and French Quarter Creek reached its second-highest crest on record. The October 2015 flood closed Cypress Gardens for more than three years. Run the address through the flood zone lookup and ask about water history.

Property taxes: 4% vs 6%

South Carolina assesses a home you live in as your legal residence at 4% of value, and that home doesn't pay school operating millage. Second homes and rentals are assessed at 6% with full millage. Apply for the 4% ratio with the Berkeley County Assessor after closing.

Schools

Moncks Corner is served by Berkeley County School District. Check the exact address on the district's 2026–27 attendance-zone map (link below).
