Mortgage lenders

A local loan officer who answers the phone, knows Charleston appraisers and closes on time can make or break an offer, especially in a multiple-offer situation.

Closing attorneys

South Carolina requires an attorney to supervise every real estate closing. Buyers choose the closing attorney, and a good one catches title, survey and HOA problems before closing day.

Common questions

Do I have to use these lenders, attorneys or inspectors?

No. You can use any lender, closing attorney or inspector you like. These are people I have worked with and trust. Get more than one quote on your loan, and compare.

Do you get paid for recommending them?

No. I don’t receive referral fees, gifts or any other compensation from anyone on this page. Federal law (RESPA) prohibits paying for referrals of settlement services, and I wouldn’t list anyone I wouldn’t send my own family to.

Who chooses the closing attorney in South Carolina?

The buyer generally chooses the closing attorney, and an attorney must supervise the closing. If you’re financing, your lender will also need to approve the attorney, which is routine for established local firms.

Should I get pre-approved before I look at houses?

Yes. A pre-approval from a local lender tells you your real budget and makes your offer stronger. Sellers here often ask for it with the offer.
