Before you visit a model home
Bring your agent to the first visit, or at least register them before you go. Most builders won’t work with an agent who wasn’t there from the start, and the sales rep in the model represents the builder. I’ll compare the incentives against the builder’s lender, walk the lot for drainage and flood zone, and read the purchase contract with you; builder contracts are written for the builder. Check any lot with the flood zone lookup before you pick it.
Common questions
Do I need my own agent to buy new construction in Charleston?
It’s a good idea. The builder’s sales team works for the builder. Most builders require your agent to be with you, or registered, on your very first visit, so bring your agent before you walk into the model home.
Are new construction prices negotiable?
The base price often isn’t, but incentives usually are: closing-cost credits, rate buydowns with the builder’s lender, upgrades or lot premiums. Quick move-in homes that are already built tend to have the most room.
Should I get an inspection on a brand-new home?
Yes. A new home can still have framing, roofing, drainage or HVAC problems. Many buyers get a pre-drywall inspection and a final inspection before closing, plus one before the builder warranty’s first year ends.
