Where is Daniel Island?

Daniel Island is an island between the Cooper and Wando rivers, north of the peninsula. I-526 (the Mark Clark Expressway) crosses it, and the main roads on the island are Daniel Island Drive, Seven Farms Drive and River Landing Drive. Clements Ferry Road runs along the mainland side next door.

Is Daniel Island in Charleston or Berkeley County?

Both, and it matters for your costs. Daniel Island is part of the City of Charleston, but it’s in Berkeley County. Your tax bill carries Berkeley County and City of Charleston millage (328.5 mills in 2026, compared with 246.5 in unincorporated Berkeley County), and an owner-occupied home gets both the county and the city sales tax credit. The 4% application goes to the Berkeley County Assessor, not Charleston County.

What’s on Daniel Island?

  • More than 25 miles of trails through maritime forest, along the marsh and the waterfront, and downtown
  • Hundreds of acres of parks and green space, including Smythe Park, Governors Park, Children’s Park and Waterfront Park
  • Association pools: Scott Park and Edgefield Park (seasonal) and Pierce Park (year-round)
  • The Daniel Island Recreation Center
  • A private golf club in the Daniel Island Park section
  • Restaurants, shops and offices in the town center along Seven Farms Drive

Housing runs from condos, apartments and townhomes near the town center to single-family homes and larger estate homes in Daniel Island Park, plus waterfront homesites.

Is anything new being built on Daniel Island?

Not much. The island is largely built out, and what’s left is infill. The Daniel Island News has reported projects including The Marshes at Daniel Island (townhomes and single-family homes with a pool, cabana and deep-water dock slips on the Wando, by Stanley Martin and Homes by Dickerson) and The Waterfront Phase 3 (47 condos, townhomes and duplexes by East West Partners). I couldn’t confirm prices on the builders’ own sites, so I’m not listing them.

The real growth is next door. The same reporting counts more than 2,200 homes planned or under construction on the island and along Clements Ferry Road, including Del Webb at Point Hope and Berkshire at Point Hope. See the new construction page for communities I track.

What are the HOA dues and closing fees?

Daniel Island has a property owners association, and the dues, any club requirements and the fees due at closing all depend on the neighborhood. I don’t publish figures I can’t confirm with the association. Ask for the resale package early in your contract period so you know the exact amounts and who pays them.

What are property taxes on Daniel Island?

Here’s a worked example at a round $1,000,000. As your owner-occupied legal residence (4%), the tax after the school operating credit and the county and city sales tax credits is about $6,001. With the city stormwater fee, that’s about $6,133 a year. As a second home or rental (6%), the same house pays about $19,842 a year, or $13,709 more. At Daniel Island prices, getting the 4% ratio approved is worth real money.

Getting around

I-526 is the island’s link to everything: west toward North Charleston and the airport, and east toward Mount Pleasant. At a packed March 2026 forum on Clements Ferry Road growth, officials called I-526 the main failure point. Officials described new traffic signals at Cooper Towne Road and Beresford Run, a trail from I-526 to the end of Clements Ferry that was “months away,” and land purchases for a fire station and a 20-acre public safety and recreation complex. Drive I-526 at rush hour before you decide.

Does Daniel Island flood?

It’s an island ringed by rivers and marsh, so flood zone and elevation vary a lot from one street to the next. Run any address through the flood zone lookup, ask for the elevation certificate and get flood and homeowner’s insurance quotes during your inspection period.
