The market right now

Over Oct 2025 – Sep 2026, the median residential sale in the Goose Creek MLS city was about $325,000. Compare it with the rest of the region on the communities map.

City limits or county?

Goose Creek has been its own city since 1961, and it annexed the Naval Weapons Station in 1978. Not every Goose Creek mailing address (ZIP 29445) is inside city limits, though. Inside the city, Berkeley County lists 306.5 total mills for 2026/2027, versus 246.5 for unincorporated areas, so check the parcel's tax district before you compare tax bills.

Homes and what your money buys

Most of Goose Creek is suburban single-family neighborhoods built from the 1960s on, including large planned subdivisions like Crowfield Plantation, with newer construction and townhomes on the edges. It's one of the more affordable places in the region this close to North Charleston's job centers. See the new construction directory for communities currently selling.

Getting around

The main roads are US-52 (Goose Creek Boulevard), US-176 (St. James Avenue), Red Bank Road and Henry E. Brown Jr. Boulevard, with I-26 access via College Park Road. All of them get congested at peak hours.

Berkeley County's One Cent sales tax is paying for road work: the US-176 widening from Nexton Parkway was nearing completion in early 2026, SCDOT has a safety project on Red Bank Road, and US-52 and the US-176 / US-52 intersection are next on the list.

Flooding and insurance

There's no tidal surge this far inland, but there are flood-prone pockets along Goose Creek, the Back River and local drainage ditches. A June 2021 storm dropped more than seven inches in a few hours and flooded homes in one neighborhood, several of them without flood insurance. Run the address through the flood zone lookup, ask the seller about water history, and get an insurance quote during your inspection period.

Property taxes: 4% vs 6%

South Carolina assesses a home you live in as your legal residence at 4% of value, and that home doesn't pay school operating millage. Rentals and second homes are assessed at 6% with full millage, so an investor's bill on the same house can be much higher than an owner-occupant's. Apply for the 4% ratio with the Berkeley County Assessor after closing.

Schools

Goose Creek is served by Berkeley County School District. Attendance lines were updated for 2026–27, so check the exact address on the district's zone map (link below).

Things to do

Historic St. James Goose Creek Church dates to 1719. The city recreation complex is off US-52, with a new pedestrian path connection that broke ground in October 2026. Shopping and dining cluster along US-52 and St. James Avenue, and North Charleston's Park Circle is a short drive.

What people like

  • Close to North Charleston jobs, the airport, Boeing and Joint Base Charleston.
  • Large stock of established suburban homes, plus newer options on the edges.
  • Road projects funded and underway from the One Cent sales tax.
  • A new development ordinance (May 2026) with higher design standards.

What to weigh first

  • Congestion on US-52, St. James Avenue and Red Bank Road.
  • Construction disruption while road projects wrap up.
  • Localized flash flooding in some older neighborhoods.
  • City vs. county addresses mean different tax bills and services.
