Where it is and its history

Crowfield Plantation sits in the City of Goose Creek, in Berkeley County. It takes its name from William Middleton's 1730 Crowfield plantation, a rice plantation famous for its brick house and formal gardens. The old plantation site lies about a mile north of I-26.

Westvaco, the paper company, developed the community starting in the 1980s, and it was one of the first upscale planned communities in the area. See the rest of the city on my Goose Creek guide.

The homes

Crowfield has 27 neighborhoods and just under 4,000 homes. Each neighborhood has its own covenants on top of the master covenants. Seven neighborhoods, including Bridgetowne Place, The Hamlets, Lakeview Terrace, Spring Hall Village, Stratford Gardens, The Townes of Planters Walk and Westview Retreat, have separate sub-associations with extra dues.

Most homes date from the 1980s onward, and there are townhome sections as well as single-family streets. Exterior changes need Architectural Review Board approval, including tree removal. Removing a tree without approval carries a $500 fine per tree.

Amenities and HOA

The Crowfield Plantation Community Services Association runs four pools (Cherry Hill, Hunters Woods, Planters Walk and Stratford Forest), tennis and pickleball courts, five playgrounds and parks, Crowfield Lake for fishing with a free pass, and 16 miles of trails. The clubhouse and the RV, boat and trailer storage lot cost extra.

Dues are billed once a year, due Feb. 1. Buyers pay a one-time membership fee at closing of 1/4 of 1% of the sale price, and the association charges a $225 certificate of assessment fee. The association can't promise a home has no violations unless the seller lets it inspect the exterior, so ask for that before closing.

Crowfield Golf Club

Crowfield Golf Club is an 18-hole, par-72 course at 300 Hamlet Circle, designed by Bob Spence and opened in 1989. It's semi-private and sells memberships. The City of Goose Creek holds its city amateur tournament there.

Golf isn't on the HOA's amenity list, so plan on golf costs separate from your dues.

Schools

Crowfield Plantation is in the Berkeley County School District. Assignments go by address and can change as new schools open, so check the exact property on the county's official map: Berkeley County school lookup.
