Where it is and getting around

Carnes Crossroads sits where US 17A meets US 176, in the City of Goose Creek. The mailing address says Summerville, which confuses a lot of buyers. In 2025 a bill in Congress aimed at ZIP codes in northwestern Goose Creek, where Carnes uses 29486 and the rest of Goose Creek uses 29445.

Lennar puts Main Street Summerville about eight miles away. See how it compares with the rest of the city on my Goose Creek guide.

The homes

Lennar and Dream Finders Homes are building now. Lennar offers townhomes, villas, row homes and single-family collections. Dream Finders offers two- and three-story homes from about 1,850 to 3,160 square feet, with accessory dwelling unit options on some plans.

The developer describes Lowcountry-style homes across 40+ floor plans. About 700 homes were on the ground in September 2023. Check current sections on my new construction tool.

The farm and amenities

Carnes calls itself an agrihood. There's a 10-acre working farm with a Farm Store and farmers markets. The Lakehouse is the community hub, with coffee and coworking space, and there's a Fitness Lodge, tennis, pickleball and half-court basketball.

The Perch is the resort-style pool with a three-story waterslide, and Lennar lists a 25-meter lap pool too. Residents have access to Lake Hewitt and more than 9 miles of trails, and a lifestyle director runs events. I haven't found an official published HOA fee schedule, so get dues and any transfer fees in writing.

Still building

With about 4,500 homes approved and roughly 700 built by late 2023, Carnes has a lot of construction ahead. Lennar bought the undeveloped western 1,475 acres in 2021, so expect building there for years.

Ask what's planned next to any lot, and drive US 17A and US 176 at rush hour before you decide.

Schools

Carnes Crossroads is in the Berkeley County School District. Assignments go by address and can change as new schools open, so check the exact property on the county's official map: Berkeley County school lookup.
