Living in Hanahan, SC

Hanahan is a small city in lower Berkeley County, wedged between North Charleston and Goose Creek, with the Goose Creek Reservoir in the middle of town. It's mostly established subdivisions plus the newer Tanner Plantation area, close to I-26, Rivers Avenue and Joint Base Charleston. The trade-offs are higher city millage and real flood risk along Goose Creek. The median residential sale over the last year was about $440,000.

The market right now

Over Oct 2025 – Sep 2026, the median residential sale (Hanahan (MLS city)) was about $440,000. Homes averaged 38 days on market and sold for about 96.2% of their original asking price, and there was roughly 3.4 months of supply at the latest count. Compare it with the rest of the region on the communities map.

City of Hanahan or not?

Hanahan became a city in 1973. It sits mostly in the lower part of Berkeley County, with a small piece in Charleston County. North Charleston borders it on the west and south, and Goose Creek on the east and north, so a Hanahan-looking street can sit in a different city. This is the first thing I check: pull the county tax record for the exact parcel.

Inside the city, Hanahan handles zoning, building permits and police. It has its own Planning Commission, Board of Zoning Appeals and a Design Control Committee, so plan on city review for additions and exterior projects.

Homes and what your money buys

Much of Hanahan is established single-family neighborhoods. Yeamans Park has homes from the 1950s and 1960s. River Side sits off Murray Drive, Dominion Hills off Yeamans Hall Road mixes older and newer houses, and Berkeley Hills is near Rivers Avenue.

Tanner Plantation is the newer side of town, with single-family homes, duplexes and apartments plus its own commercial strip on Tanner Ford Boulevard. Several neighborhoods back up to tidal water with a route to the Cooper River and Charleston Harbor, which is a draw for boaters but also a flood question. Check the new construction directory for anything currently selling nearby.

Getting around

Hanahan is close to I-26 and Rivers Avenue, and the main local roads are Yeamans Hall Road, Murray Drive, Railroad Avenue and Tanner Ford Boulevard. A CSX rail line runs along the west city limit, and train crossings are part of daily life on that side.

The Railroad Avenue Extension, about a mile from Mabeline Road to Eagle Landing Boulevard, opened in March 2023. It lets the northwest neighborhoods reach the rest of the city without crossing the CSX tracks twice. Berkeley County's One Cent sales tax paid more than $16 million of its cost.

Flooding and insurance

Flooding is the honest downside here. Hanahan's mayor said in September 2026 that flooding has been a problem since the city incorporated in 1973. University of South Carolina researchers have spent two years placing sensors from the Turkey Creek watershed into Hanahan and say the city faces compound flooding, with Goose Creek overflowing during king tides or heavy rain. They'll work with the city over the next three years to find where fixes matter most.

Risk is parcel by parcel, and the tidal-water lots carry the most. Run the address through the flood zone lookup, ask for an elevation certificate and the seller's water history, and get flood and homeowners quotes during your inspection period.

Property taxes: 4% vs 6%

South Carolina assesses a home you live in as your legal residence at 4% of value, and that home is exempt from school operating millage. Rentals and second homes are assessed at 6% and pay the full millage. Apply for the 4% ratio with the Berkeley County Assessor after you close.

City of Hanahan addresses pay city millage on top of county millage. For 2026/2027, Berkeley County lists 325.5 total mills for the Hanahan district, including 79 city mills, versus 246.5 for unincorporated Berkeley County. Those totals are before the 4% owner-occupant school exemption.

Schools

The Berkeley County side of Hanahan is served by Berkeley County School District, and the small Charleston County portion falls under Charleston County School District. Attendance zones change, so check the exact address with the official lookup (links below).

Things to do

The Hanahan Amphitheater sits on five acres overlooking the Goose Creek Reservoir, seats more than 2,500 and hosts concerts and city events. The Recreation Complex is next door, and The Hawks Nest Park on Williams Lane has ball fields, tennis courts, a fishing dock and trails.

For water access, Bettis Boat Landing off Railroad Avenue has a fishing dock, and Creekside Park on Steward Street has a kayak launch. The city lists 16 park and recreation sites in all. Yeamans Hall Club, a private golf club built in 1925, is also inside the city. Check community happenings for events.

What's coming: Blackwells Corner

Hanahan broke ground on September 10, 2026 on Blackwells Corner, which city leaders call its first town center. It's at 1279 Yeamans Hall Road, the former Blackwell Hardware site, and plans call for six buildings with about 40,000 square feet of restaurants, shops and offices around an event lawn. It's scheduled to open in fall 2027.

Hanahan isn't one of the jurisdictions covered on my short-term rental rules page yet, so if you're buying to rent short term, ask the city's zoning staff before you write an offer.

Common questions about Hanahan

What is the median home price in Hanahan?

About $440,000, the median of monthly median sold prices for residential sales in Hanahan (MLS city), CHS Regional MLS, Oct 2025 – Sep 2026. Homes sold at about 96.2% of their original asking price after an average of 38 days on market.

Is Hanahan part of North Charleston?

No. Hanahan has been its own city since 1973. It's mostly in Berkeley County, with a small part in Charleston County, and North Charleston borders it on the west and south.

How many people live in Hanahan?

The Census Bureau estimates 22,415 residents as of July 1, 2025, up from 20,325 in the 2020 Census.

Does Hanahan flood?

Parts of it do. Goose Creek overflows during king tides and heavy rain, and USC researchers studying the area in 2026 describe compound flood risk. Check the FEMA zone, the elevation certificate and the seller's water history for each home.

What are property taxes like inside Hanahan?

For 2026/2027, Berkeley County lists 325.5 total mills for the City of Hanahan district, versus 246.5 for unincorporated areas. An owner-occupied home at the 4% ratio doesn't pay school operating millage, so its effective rate is lower.

What is Blackwells Corner?

It's Hanahan's first town center, a mixed-use project at 1279 Yeamans Hall Road that broke ground in September 2026. Plans call for about 40,000 square feet of restaurants, retail and offices, opening in fall 2027.
