Where it is and getting around

Tanner Plantation sits on the eastern side of Hanahan, along Tanner Ford Boulevard and Foster Creek Road. Tanner Ford connects to Henry Brown Boulevard, the road once called North Rhett Avenue. The Post and Courier put I-526 at less than 10 minutes away, with a shortcut through Goose Creek to US 52.

From downtown, take I-26 to I-526 toward Mount Pleasant, exit onto North Rhett, go through Hanahan, cross Goose Creek, and turn left on Tanner Ford Boulevard about a mile later. Tanner Station and the shopping center across from it are inside the community. See the rest of the city on my Hanahan guide.

The homes

Each village has its own look. Names include Ibis Glade, Sweetgrass, The Gardens, Tanner Commons, Eagle Bluff, Edgewood Trace, South Cove, Amber Glen, Tanner Hall, Charleston Oaks and Mossy Creek. Builders included Beazer, KB Home, Eastwood, Ryland and Crescent.

You'll find one-level bungalows, two-story traditional houses and homes from about 1,120 to 3,520 square feet. Tanner Commons has patio homes in duplexes, triplexes and quadplexes with yard care covered by a regime fee. Tanner Hall is the waterfront village with custom-built homes.

Amenities and HOA

Amenities belong to the villages, not one big club. Tanner Hall has a community dock, park, clubhouse, pool and tennis court. Ibis Glade, Edgewood Trace, Eagle Bluff and Charleston Oaks share a pool, clubhouse and play park on Crossbill Trail.

That means dues, rules and amenity access depend on the village. I haven't found an official published fee schedule. Ask which association and any regime a home belongs to and get the budgets in writing.

A community that tied Hanahan together

Before Tanner Plantation, Hanahan was split by the Goose Creek Reservoir, and getting from one end of the city to the other often meant passing through another town. Extending Tanner Ford Boulevard to Henry Brown Boulevard improved crosstown access.

Tanner Plantation also holds one of Hanahan's two commercial districts and the city's Fire Station 3.

Schools

Tanner Plantation is in the Berkeley County School District. Assignments go by address and can change as new schools open, so check the exact property on the county's official map: Berkeley County school lookup.

What to weigh first

  • Separate village associations mean different rules and fees
