Where it is and getting around

Grand Oaks Plantation is off Bees Ferry Road in outer West Ashley. Downtown Charleston is under 30 minutes away, depending on traffic. I-526 connects you to I-26 and US 17.

Bees Ferry is the road you'll live on. It carries a lot of traffic from the newer communities out this way, so try the drive at rush hour before you commit.

The homes and lots

Most homes here were built from about 2000 through 2022. It's mainly detached single-family homes, with townhomes, condos and some other attached homes mixed in. Because it was built over two decades, floor plans and finishes vary from street to street.

When you compare homes here, compare the build year as much as the square footage. A 2003 house and a 2020 house can look similar online and be very different in roof age, windows and energy efficiency.

Amenities and the recreation center

Grand Oaks has several neighborhood pools, playgrounds, walking trails and a dog park. Right in the community is Bees Landing Recreation Center, a City of Charleston park that opened in 2010 on land the Grand Oaks developer donated to the city.

The 2005 master plan for Bees Landing called for a gym, skate park, dog park, playground, ball fields, tennis and basketball courts and nature trails. HOA dues aren't published on an official association page I could find, so ask for the current budget, dues and any transfer fee in the resale documents.

Drainage and growth nearby

Grand Oaks is in the Church Creek watershed, the same drainage basin as Shadowmoss and other West Ashley subdivisions where the city has spent years on flood projects. Run any address through the flood zone tool and ask about past water on that lot.

Growth keeps coming out this way. Long Savannah, on Bear Swamp Road just past Bees Ferry, is slated for more than 800 houses and a new school. That means more shopping and services over time, and more cars on Bees Ferry.

Schools

Homes here are in Charleston County School District. Assignments go by street address, so check any specific home with the district's official Charleston County School District lookup.
