What's selling in Summers Corner
From Jan 1, 2026 to Oct 21, 2026, 434 homes sold in Summers Corner at a median of $422,000, 6% above the median for Summerville. Most sold between $356K and $501K. The homes that sold were 100% single-family detached, with a median year built of 2026, and 85% were built in the last three years, so new construction is a big part of the market here.

Where it is and getting around
Summers Corner sits on SC Highway 61 near US 17A, south of Summerville and about two miles west of Legend Oaks. Dorchester County handles planning here, and county staff approved the site plans for a planned Publix at Beech Hill Road and Summers Drive. A Novant medical center is planned next to it.
Today most errands mean a drive toward Dorchester Road. A county council member said in 2025 that local shopping should take some of that traffic off the main roads. Compare it with the rest of the area on my Summerville guide.
The homes
Lennar is the only builder. Sections include Heron's Walk and Sweetgrass, with Carolina, Coastal, Row and Row-Elevated collections, and more coming. The Coastal Collection, for example, runs 2,695 to 3,342 square feet.
Horizons at Summers Corner is Lennar's gated 55+ active adult section, with its own pool, clubhouse, fitness center and security team. See current phases on my new construction tool.
Amenities and HOA
Buffalo Lake has about 95 acres of water for fishing, kayaking and canoeing, plus an open-air pavilion. Around the community you'll find pocket parks, playgrounds, bocce, fire pits, a dog park, trails from quarter-mile walks to 3.8-mile loops, two lit tennis courts and eight pickleball courts.
In 2024 Lennar announced a $30 million Club at Clayfield Trail and Summers Drive with about 2 acres of water, slides and restaurants, residents-only at first. Lennar's pages still describe it as future, so ask the sales office where it stands. Lennar lists an approximate HOA fee and a separate special assessment for each collection without saying how often they're billed. Get the full fee schedule in writing.
Growth ahead
Growth is heavy here. In 2025 a county council member said the development is planned for about 6,500 units and is maybe halfway built, with more expected nearby after 2030. Dorchester District Two's superintendent said in 2023 that most of the district's growth is centered around Beech Hill and Summers Corner.
Expect new phases, new roads and construction traffic for years. Ask what's planned on the land around any lot you're considering.
