What moved in October

Biggest median price increases from September, among areas with at least 15 sales in both months:

Biggest decreases:

One month's median depends on which homes happened to close, so a single month up or down isn't a trend. The "vs. 12-month" column in the table compares October with the typical month over the past year, which is the steadier read.

Where buyers have the most and least to choose from

* Fewer than 15 sales in October or September: the monthly median can swing on one or two homes, so read it as a range. Figures are residential closed sales from the CHS Regional MLS via Flexmls market statistics, residential (property type A), pulled November 3, 2026. "Days on market" is the monthly average; "vs. 12-month" compares October's median with the median of the last 12 monthly medians. The latest month is provisional because some sales are reported late. Medians, not appraisals. Deemed reliable but not guaranteed.
