What's selling in Point Hope

From Jan 1, 2026 to Oct 21, 2026, 149 homes sold in Point Hope at a median of $895,000, 42% above the median for the MLS city of Charleston. Most sold between $652K and $1.16M. The homes that sold were 100% single-family detached, with a median year built of 2026, and 97% were built in the last three years, so new construction is a big part of the market here.

  • Builders: Pulte, David Weekley, Toll (Del Webb 55+ section planned for 767 homes)

Where it is and getting around

Point Hope straddles Clements Ferry Road north of Daniel Island and I-526. Clements Ferry has been widened in two phases, with raised medians, and officials still expect traffic to grow as Point Hope builds out. I-526 is your link to Mount Pleasant, North Charleston and the airport.

Toll Brothers puts Sullivan's Island and Isle of Palms about 30 minutes away. Point Hope Commons has a Publix, and The Gates has shops and restaurants. See the Cainhoy and Wando guide for more on the area.

The homes and builders

As of late 2024, the Post and Courier counted about 27 plans from roughly 1,900 to nearly 4,000 square feet in a coastal contemporary style, built by Pulte, David Weekley and Toll Brothers. Neighborhoods include Hopewell and First Light. Toll says a new phase opens in spring 2027.

Del Webb Point Hope is an age-restricted 55+ community planned for 767 homes on 502 acres off Beech Hill Drive, per the Post and Courier. Apartments and build-to-rent communities are part of the plan too. My new construction page tracks what's selling now.

Amenities and HOA

Today there's the Village Green event lawn, The Hub information center, trails, a pool, playground and courts. Doolittle Park, a larger amenity center, is planned with two pools, racquet courts including pickleball, a recreation center and a play park. About 1,000 acres are planned as parks, trails and green space.

Expect HOA dues on most Point Hope homes. I couldn't find amounts published by the developer or HOA, and builder listings disagree, so ask for the budget, transfer fee and covenants for your specific neighborhood.

Growth and flood debate

This is a long build. The Post and Courier cited about 12,000 homes at buildout over 10 to 15 years. City records show more than a dozen Point Hope projects in review or entitled, including a 983-unit Long Range at Point Hope plat.

The Southern Environmental Law Center argues nearly half the development would be on flood-prone land, mostly on the southern end, and that nearly 200 acres of wetlands would be filled. Its lawsuit over the wetlands permit was on appeal in March 2026. Check each lot with my flood zone lookup.

Point Hope is in city limits, so short-term rentals are allowed only in the owner's full-time primary residence. See my short-term rental rules page.

Schools

Point Hope is in the Berkeley County School District. Attendance zones can change, so check the exact address with the district's official lookup: Berkeley County school zone map.
