Where it is and getting around
Wild Dunes takes up the northeast end of Isle of Palms, less than 30 minutes from downtown Charleston. It's gated. Residents and their guests use the Main Gate, open around the clock. Contractors and commercial vehicles use a separate gate, and resort guests and club members come in through the Resort Entrance.
The community association owns and maintains about 14 miles of private roads, plus bike and walking paths along Palmetto Drive and Back Bay Drive.
The homes and lots
Wild Dunes has single-family homes plus villa and condo regimes. In its 2013 plan, the association counted 2,067 homes and 67 buildable lots inside the gates. The town's planned development rules allow up to 2,500 units at build-out.
The association's Architectural Review Committee controls what gets built. Height tops out at 40 feet, general setbacks are 20 feet front, 15 side and 30 rear, and vinyl siding is restricted. A new home requires a $15,000 refundable deposit plus a review fee of $50 per 100 square feet, with a $1,000 minimum. Removing or pruning any tree 6 inches or larger needs approval.
Amenities and HOA
The Wild Dunes Community Association owns the Property Owners Beach House on about 3.5 oceanfront acres, around 20 beach access paths, about 4.5 miles of trails and sidewalks, more than 30 acres of lagoons that handle stormwater, and a fishing dock. The resort side runs the golf, a tennis center with 12 Har-Tru courts and 6 pickleball courts, and six resort pools.
Resort amenities are separate from the association. Ask which memberships come with a home and which you'd buy. The association's 2013 plan described a 0.5% real estate transfer fee in place since 2002, paid into reserves. Ask for the current annual assessment and transfer fee in the resale documents.
Beach, erosion and storms
Nearly all of Isle of Palms is in a FEMA Special Flood Hazard Area. Hurricane Hugo in 1989 closed the resort for nine months, and the Harbor Course stayed closed until 1991. That course reopened in November 2025 after a $9.5 million restoration that raised holes 9 through 11 to deal with king tide flooding.
The Wild Dunes beach has fought erosion for years. A 2008 renourishment added about 885,000 cubic yards of sand. In 2026 the city started a renourishment project of more than $30 million, with Wild Dunes and Breach Inlet a focus, and sand pumping began in July. If you're looking at oceanfront, ask about sandbags, the erosion history of that stretch and flood insurance. Start with the flood zone tool.
