Hi, I'm Barry Cunningham, a REALTOR with The Boulevard Company. Every month I pull the numbers for the parts of Charleston I work in and put them in plain English. Here's August.
The market, neighborhood by neighborhood
Every area I track is still under 4 months of inventory, which is a seller's market on paper. But homes are taking longer to sell than a year ago in 5 of the 7 areas.
| Area | Median sold | vs. last year | Homes sold | Active listings | Avg. days on market |
|---|---|---|---|---|---|
| James Island | $633,000 | +11.9% | 59 | 36 | |
| Johns Island | $633,250 | -13% | 70 | ||
| West Ashley inside I-526 | $607,500 | 32 | 42 | ||
| West Ashley outside I-526 | $500,000 | 71 | |||
| Mount Pleasant | $900,000 | 0% | 175 | 42 | |
| Summerville | $405,000 | +2.5% | 1,544 | 50 | |
| North Charleston | $341,750 | 52 |
August 2026, residential. This first issue was written as short summaries, not a full table, so the table shows only the figures the email stated; a blank cell means the issue didn't report it. "vs. last year" compares to August 2025.
Numbers as of the send date. Late closings and different area boundaries can make these differ slightly from the live market report.
James Island
$633,000 median (+11.9%). 59 homes sold, up 31% from last August. About 36 days on market, 12 days faster than last year. The busiest story in town.
Johns Island
$633,250 median. 70 sold (61 last year) at 99% of list. The median shows down 13%, but last August was a spike. Across the whole summer, prices were basically flat.
West Ashley
Inside I-526: $607,500 median, 32 sold, about 42 days on market. Outside I-526: $500,000 median, 71 sold, and listings are up 27%, so buyers have more to choose from.
Mount Pleasant
$900,000 median. Same as last August, to the dollar. 175 sold, about 42 days on market, and sellers got about 97% of list.
Summerville
$405,000 median (+2.5%). 1,544 homes for sale, the most in the region, and about 50 days on market. Buyers have room to negotiate.
North Charleston
$341,750 median, basically flat. Days on market jumped from 35 to 52. Price cuts are doing the work.
