Where it is and getting around
Meridian Place sits on the south side of James Island. You come in from Riverland Drive on Amanda Park Lane, and the community's other streets are Apex, Blaze, Dexter and Pinnacle lanes. City address records show about 350 address points on those five lanes.
Folly Road, Camp Road and Fort Johnson Road are all close, and listings describe it as minutes from Folly Beach, James Island County Park and downtown. Charleston County was nearing construction in August 2026 on about 2 miles of Folly Road sidewalks, paths and wider bike lanes between the Ellis Creek bridge and Wilton Street, a $6.3 million project, per Live 5.
The homes and lots
These are attached townhomes, mostly one story, with vaulted ceilings, gas fireplaces, a primary suite with a garden tub and separate shower, and small fenced back yards. The listings I checked ran from 1,086 to 1,278 square feet with 2 or 3 bedrooms and 2 baths, on lots of about 0.06 acres. End units come up too.
At 20-plus years old, roofs, HVAC and water heaters are the big-ticket items. Recent listings called out roofs replaced in 2023 to 2025 and HVAC from 2019 and 2024, so ask for the dates on any unit you're considering.
Amenities and HOA
There's a homeowners association. Listings describe common green space, ponds, walking trails with gates from some back yards, and tennis and pickleball courts, and one listing noted HOA-owned land behind the units as a buffer. Listings also mention HOA-covered yard maintenance outside the fences and a termite bond through Meridian Place.
I couldn't find dues or a budget published by the HOA itself, so ask for the current budget, the dues, the transfer fee and the covenants before you write an offer.
Flood zone, city rules and rentals
When I checked the address points against FEMA's maps, nearly all were in the X zone of minimal flood hazard, with a few in the shaded X zone. Lenders may not require flood insurance in X, but check the exact address with my flood zone lookup.
Meridian Place is in the City of Charleston, not the Town of James Island, per county and city GIS. City short-term rental rules apply: the rental must be in the owner's full-time primary residence, one rental unit per property, plus an extra off-street parking space. Off the peninsula there's no building-age requirement. HOA covenants can be stricter. Details are on my short-term rental rules page.
Schools
Meridian Place is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
