With this few sales, one or two big or small homes can move the median, so read it as a range.

  • Amenities: Gated, pool, clubhouse, gym (Plus a business center and on-site management)

Where it is and getting around

Mira Vista sits on the north side of James Island. Telfair Way loops off Martello Drive near Harbor View Road and runs right along the James Island Connector, so downtown is about 5 minutes away and Folly Beach is about 10 to 15, per listings. One listing notes the shops and Publix at Merchant Village are within walking distance.

The connector is the upside and the trade-off: quick access, but some buildings sit close to the highway. On Folly Road, Charleston County was nearing construction in August 2026 on about 2 miles of sidewalks, paths and wider bike lanes between the Ellis Creek bridge and Wilton Street, a $6.3 million project, per Live 5.

The homes

These are condos. Listed units run about 718 to 1,416 square feet, mostly 2 bedrooms and 2 baths, with some 1- and 3-bedroom plans. Some buildings have elevators, some units have screened porches or balconies, and parking is surface parking with no garages.

City address records show 12 buildings with 16 to 21 units each. If stairs matter, ask which buildings have elevators and which floor the unit is on before you tour.

Amenities and HOA

Listings describe a gated entrance, a pool, clubhouse, fitness center, business center, grilling areas and walking paths, with on-site management and maintenance staff. As a condo, owners pay a regime fee, but I couldn't find the fee, what it covers or the budget published by the association.

Before you write an offer, I'd ask for the current budget, the reserve study, the master insurance policy (including flood coverage and deductibles), any special assessments and the rental rules.

Flood zone, city rules and rentals

All 12 building points I checked against FEMA's maps were in the AE flood zone, with base flood elevations of 11 to 12 feet. For a condo, the master policy's flood coverage matters as much as your own, and lenders will look at it. Check the exact building with my flood zone lookup.

Mira Vista is in the City of Charleston, not the Town of James Island. City short-term rental rules apply: the rental must be in the owner's full-time primary residence, one rental unit per property, plus an extra off-street parking space. HOA covenants can be stricter. Details are on my short-term rental rules page.

Schools

Mira Vista is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
