Where it is and getting around

Seaside Plantation Drive comes off Secessionville Road on James Island, and the neighborhood runs along Seaside Creek. Local agents describe Folly Beach as about 5 minutes away and downtown as about 15, with James Island County Park close by. There's a bike lane toward Folly.

See the James Island guide for the bigger picture on roads and growth.

The homes and lots

Homes run from about 1,200 to 5,000 square feet. Older sections have brick and vinyl-sided traditional homes, and newer sections have larger Lowcountry-style homes with porches. Some waterfront homes have private docks.

Freeman's Point is the newer section on Seaside Creek. Ashton Woods built there in the mid-2010s, and its Summerside model, completed in 2015 on a 40-foot lot, won a 2016 Professional Builder design award. Expect narrow lots in that section.

Amenities and HOA

Listings describe a pool, an outdoor fireplace, a playground, a dog park, walking trails, a crabbing dock, a kayak launch and a boat ramp at the neighborhood entrance.

I couldn't find HOA dues or rules published by an official association source, and one data site lists the area with no HOA, which doesn't square with the shared amenities. Ask the seller for the association documents, dues and transfer fee for the specific section.

Water, flood and rentals

Being on Seaside Creek is the appeal and the risk. Flood zones vary across the neighborhood, so check every address with my flood zone lookup and get an elevation certificate and insurance quote early.

Seaside Plantation is in the City of Charleston, so short-term rentals are allowed only in the owner's full-time primary residence, with one rental unit per property. See my short-term rental rules page.

Schools

Seaside Plantation is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
