Where it is and getting around

The City of Charleston's 2025 Area Character Appraisal puts North Central between Congress Street on the south and Mount Pleasant Street on the north, with Rutledge Avenue on the west and I-26 on the east. King Street is the commercial spine, and the John L. Dart Library at 1067 King Street is a neighborhood anchor.

Traffic on the cut-through streets is a live issue. Live 5 reported on Oct. 6, 2026 on a push for traffic calming in North Central after a student was struck by a car. If you're looking at a house on a cut-through street, walk it at school drop-off and rush hour before you decide.

The homes and lots

North Central was farmland outside the city until it was annexed in 1849, then filled in with subdivisions between 1893 and 1920, including the Maverick Street neighborhood, lots west of King laid out by the Rutledge Avenue Improvement Company in 1912 and the Rose Garden Tract (Peachtree, Maple, Cypress and Darlington streets) in 1920. Most houses went up between 1920 and 1950.

Expect wood-frame Charleston singles, freedman's cottages, Craftsman bungalows (common north of Poplar and along Rutledge), American foursquares and some Minimal Traditional homes. The city's survey found an average house footprint of about 1,455 square feet and about 40% lot coverage. These are mostly century-old houses, so budget for a thorough inspection and updates to roofs, wiring, plumbing and foundations.

BAR rules and what's changing

This matters if you plan to renovate. North of Line Street, the city's Board of Architectural Review mostly reviews demolition only, so North Central has fewer design controls than the lower peninsula. Historic Charleston Foundation and the Preservation Society wrote the North Central Area Character Appraisal, which the BAR accepted in August 2025 as a guide, and a Post and Courier editorial that fall urged the city to move an ordinance change that would let owners opt in to fuller review. Ask the city what your project needs before you buy.

The Lowcountry Lowline broke ground on Dec. 15, 2025. Its first phase is a 1.6-mile park and trail from Mount Pleasant Street to Line Street along the old rail line under I-26, with completion expected in the first quarter of 2027, per the Daniel Island News.

Flood and rentals

Flood risk varies by block. When I spot-checked streets against Charleston County's FEMA flood layer, Cypress, Poplar, Francis, Cleveland and Maverick streets came back shaded Zone X (0.2% annual chance), while Peachtree Street came back Zone AE. Run the exact address through my flood zone lookup and ask for an elevation certificate.

Short-term rentals follow City of Charleston rules. On the peninsula outside the Old and Historic District, a rental must be in the owner's full-time primary residence (4% tax rate), in a building at least 50 years old, with one rental unit per property and an extra off-street parking space. Details are on my short-term rental rules page.

Schools

North Central is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.

How much do homes cost in North Central?

The median sale was $853,000 across 42 closed sales from Jan 1, 2026 to Oct 21, 2026 (CHS Regional MLS), with most selling between $410K and $1.32M. That's 36% above the median for the MLS city of Charleston ($629,000). The median price per square foot was $596.

Parts of it are. Most streets I checked are shaded Zone X, but Peachtree Street came back Zone AE. Run the exact address through my flood zone lookup and ask for an elevation certificate.

Can I rent my North Central home short term?

Only in the owner's full-time primary residence, and on this part of the peninsula the building must be at least 50 years old. One rental unit per property. See my short-term rental rules page.

What's being built in North Central?

The first phase of the Lowcountry Lowline, a 1.6-mile park and trail under I-26 from Mount Pleasant Street to Line Street, broke ground in December 2025 with completion expected in early 2027. Infill homes also show up, since the BAR mostly reviews demolition here.
