What's selling in Westside
From Jan 1, 2026 to Oct 21, 2026, 22 homes sold in Westside at a median of $801,000, 27% above the median for the MLS city of Charleston. Most sold between $528K and $1.43M. The homes that sold were 95% single-family detached, with a median year built of 1932. With this few sales, one or two big or small homes can move the median, so read it as a range.
- Built: Mostly early 1900s (Median year built 1932 among 2026 MLS sales)
- Homes: 683 single-family, 191 duplex addresses (City address records, plus some multi-family and infill)
- Government: City of Charleston (Short-term rental Category 2 area)
- HOA: None found (City lists an active Westside Neighborhood Association)
Where it is and getting around
The City of Charleston's neighborhood association map puts the Westside between Congress Street on the north, the Crosstown (U.S. 17, Septima P. Clark Parkway) on the south and east up to I-26, and Lockwood Drive on the west. Hampton Park Terrace starts on the other side of Congress Street, and The Citadel and Hampton Park are just beyond that.
Hagood Avenue, Ashley Avenue, President Street, Fishburne Street and Line Street run through it. You're a short drive or bike ride to the medical district, upper King Street and the bridges to West Ashley, and the RiverDogs' ballpark and Brittlebank Park are on the Ashley River side.
The homes and lots
City address records inside the association boundary show 683 single-family addresses, 191 duplexes and 84 multi-family addresses, plus commercial and vacant parcels. Housing ranges from historic cottages and Charleston singles with piazzas to newer infill, and lots are compact.
Most of what sells here is older. Among 2026 MLS sales, the median year built is 1932. Budget for updates, get a thorough inspection, and ask about the foundation, wiring and any past water intrusion.
Historic review and short-term rentals
The blocks closest to the Crosstown are inside the city's Old City District, and much of the rest is in the Historic Corridor District or the historic-materials demolition area north of Line Street, per the city's historic district map. In those areas, demolition of a building 50 or more years old and some exterior changes visible from the street can need Board of Architectural Review approval. If you're planning a renovation or teardown, I'd check the exact parcel with the city's BAR staff first.
For short-term rentals, nearly all of the Westside falls in the city's Category 2 area: the peninsula outside the Old and Historic District and the Cannonborough-Elliotborough overlay. The rental must be in the owner's full-time primary residence, one rental unit per property, plus an extra off-street parking space, and the building must be at least 50 years old. Details are on my short-term rental rules page.
Flooding, drainage and what's changing
Flood risk is a real line item here. When I checked a sample of residential address points against FEMA's maps, most were in AE zones with base flood elevations of 10 to 11 feet, and the rest were in the shaded X zone. Run the exact address through my flood zone lookup and ask for an elevation certificate and the flood insurance quote early.
The nearly $200 million Spring/Fishburne drainage project under the Crosstown was in its final phase in June 2026, with the pump station by the Ashley River bridges expected to finish that summer, per Live 5. On the river side, the S.C. Supreme Court cleared WestEdge's plan to fill Gadsden Creek in October 2024, though an Army Corps permit was still needed, per the Post and Courier. The city's long-range Peninsula Plan, which now covers the upper peninsula, was taking public input through October 2026 and was expected at City Council by the end of 2026.
Schools
The Westside is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.

Common questions about Westside
How much do homes cost in Westside?
The median sale was $801,000 across 22 closed sales from Jan 1, 2026 to Oct 21, 2026 (CHS Regional MLS), with most selling between $528K and $1.43M. That's 27% above the median for the MLS city of Charleston ($629,000). The median price per square foot was $592.
Does the Westside have an HOA?
I didn't find a neighborhood-wide HOA. The city lists an active Westside Neighborhood Association, which is a civic group, not a dues-paying HOA. A condo or newer infill project could have its own association, so check the listing.
Is the Westside in a flood zone?
Much of it is. Most address points I sampled were in FEMA AE zones and the rest in the shaded X zone. Check the exact address with my flood zone lookup and get an elevation certificate.
Can I run a short-term rental on the Westside?
Only in your full-time primary residence. The Westside is in the city's Category 2 area, so the building must also be at least 50 years old, with one rental unit and an extra off-street parking space. See my short-term rental rules page.
What's being built or changed near the Westside?
The Spring/Fishburne drainage project under the Crosstown was finishing in 2026, WestEdge's Gadsden Creek fill was cleared by the state Supreme Court in 2024 pending an Army Corps permit, and the city's Peninsula Plan was headed to City Council by the end of 2026.
