What's selling in Indigo Grove
From Jan 1, 2026 to Oct 21, 2026, 46 homes sold in Indigo Grove at a median of $547,000, 16% below the median for Johns Island. Most sold between $502K and $800K. The homes that sold were 41% single-family detached and 59% townhomes or condos, with a median year built of 2026, and 100% were built in the last three years, so new construction is a big part of the market here.

Where it is and getting around
Indigo Grove sits on the north end of Johns Island. You come in from Maybank Highway on Bannister Drive, and the main loop is Robeson Trace with Caledon Court off it.
Maybank Highway is the big daily question here. The outbound side narrows near River Road, and Charleston County and the city plan to add a second lane there. Live 5 reported in September 2026 that the work is estimated at a little over $10 million, with construction expected to start in early 2027 and finish in fall 2027. For the bigger picture, see my Johns Island growth tracker.
The homes and lots
This is new construction by Stanley Martin Homes. The single-family plans (the Stono, the Moultrie and the Moreland) run roughly 2,200 to 2,500 square feet with 3 to 4 bedrooms, and several are drive-under homes with a Lowcountry look and front porches.
Stanley Martin has also marketed three-story townhomes here, the Balfour and the Lannister, at about 2,100 to 2,170 square feet with 4 bedrooms and garages. They were still listed as coming soon when I checked. If you're shopping new, ask which phase a lot is in and when the road and utility work around it will be done. See my new construction guide for what to ask a builder.
Amenities and HOA
The builder lists a pool and pool house, a trail system and sidewalks on both sides of the street, and other marketing adds a clubhouse. There is a homeowners association, but I couldn't find dues published by the HOA or the builder, so ask for the current budget, the transfer fee and the covenants before you write an offer.
Phase 2 and what's still coming
City of Charleston records show phase 1's 72 homes complete and phase 2 (42 lots on 32.83 acres, addressed at 3000 Robeson Trace) still in Technical Review Committee review. Revised plat and road plans were on the committee's May 14, 2026 agenda. If you buy near the phase 2 land, expect construction traffic and noise for a while.
Because it's in city limits, short-term rentals follow City of Charleston rules: only in the owner's full-time primary residence, with one rental unit per property. HOA covenants can be stricter. Details are on my short-term rental rules page.
