What's selling in Indigo Hall at Hope Plantation

From Jan 1, 2026 to Oct 21, 2026, 23 homes sold in Indigo Hall at Hope Plantation at a median of $368,000, 44% below the median for Johns Island. Most sold between $259K and $535K. The homes that sold were 0% single-family detached and 100% townhomes or condos, with a median year built of 2025, and 87% were built in the last three years, so new construction is a big part of the market here. With this few sales, one or two big or small homes can move the median, so read it as a range.

  • Developer: CK Development (Bought the stalled site in March 2024)
  • Homes: 1 to 3 bedroom condos (About 944 to 1,505 sq ft; 18 units per new building)
  • Government: Unincorporated Charleston County (Per county street centerline records)
  • Amenities: Pool and clubhouse (Optional Kiawah Governor's Club membership)

Where it is and getting around

Indigo Hall sits on Indigo Palms Way, a private road reached from Hope Plantation Drive just off Betsy Kerrison Parkway, at the entrance to Kiawah River Estates. Freshfields Village and the Kiawah and Seabrook gates are a short drive down Betsy Kerrison, and the Post and Courier put it about a mile from Kiawah.

Going the other way, everything funnels to Bohicket Road and then Main Road to get off the island, so plan on real drive times to downtown and West Ashley at rush hour. The big fix underway is the Main Road and Highway 17 interchange: Live 5 reported in April 2026 that the new ramps should open by the end of 2026, with the full $354 million corridor project due at the end of 2028. For more, see my Johns Island growth tracker.

The homes

These are condominiums, not townhomes or detached houses. The plans CK Development markets run from a 944 square foot one-bedroom to a 1,505 square foot three-bedroom, with open living and kitchen layouts, quartz counters and shaker cabinets, and listings mention elevator access. Units are single-level inside three-story buildings, and the new-construction listing I checked showed off-street parking and no garage.

The project has a long history. The Post and Courier reported in April 2025 that the original Hope Plantation developer finished two of six planned buildings before going bankrupt, a 2009 buyer added a third building and the amenity center, and the rest sat as slabs until CK Development bought the land in March 2024. CK planned 18 units per building and expected the sixth building to deliver in spring 2026. So you'll find both resales in the older buildings and brand-new units, and I'd compare them carefully. See my new construction guide for what to ask a builder.

Amenities and HOA

There's a pool and clubhouse on site, and buyers can purchase an optional Kiawah Island Governor's Club membership for access to Kiawah amenities (that's a separate cost, not part of the HOA). Listings say exterior and lawn care are covered by the association.

I couldn't find dues published by the HOA or the developer. With a condo, the budget matters more than usual: ask for the current budget, the reserve study, the master insurance policy and deductible, the transfer fee and the master deed before you write an offer, and ask how costs are split between the older and newer buildings.

Short-term rentals, flood and insurance

Indigo Hall is in unincorporated Charleston County, so county rules apply. The basic option is a Limited Home Rental permit: the home must be owner-occupied, and it can be rented up to 72 days a year. Anything beyond that needs a special exception from the Board of Zoning Appeals, which involves public notice. Condo documents can be stricter than the county, so read the master deed. Details are on my short-term rental rules page.

This is low country near the Kiawah River, and flood zones are set building by building on FEMA's maps. Run the exact address through my flood zone lookup, and ask the HOA what the master flood and wind policies cover versus what you'd insure yourself (an HO-6 policy).

Schools

Indigo Hall is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
