Where it is and getting around

Oakfield is in the middle of Johns Island's growth area. Wildts Battery Boulevard runs in from Maybank Highway and meets Cane Slash Road, which connects over to River Road. Gin Bay Road and Shadetree Boulevard are inside the neighborhood.

That location makes Maybank Highway your main route to James Island, downtown and West Ashley. Charleston County and the city plan to add a second outbound lane on Maybank near River Road, with construction expected to start in early 2027, per Live 5. My Johns Island growth tracker follows the road projects.

The homes and lots

Pulte built Oakfield with one- and two-story designs, all with garages. When it launched in 2016, the Post and Courier reported 17 designs with 3 to 7 bedrooms. By 2021 Pulte was marketing seven designs with 3 to 6 bedrooms. Some plans have a first-floor owner's suite.

Pulte no longer lists Oakfield as selling, so most purchases now are resales. City records still show two small sections in review, Phase 5C (7 lots) and Phase 7 (84 lots), so ask who is building them and when.

Amenities and HOA

Pulte's plan includes two large parks, a community pavilion with a deck, picnic and playground areas, walking trails, a pool and a toddler wading pool. There's a homeowners association. I couldn't find dues published by the HOA, so get the budget, transfer fee and covenants with the seller's disclosures.

Phases and growth around it

City of Charleston records list Oakfield phases 2, 3 and 6 as complete, with 93, 87 and 78 homes. Phase 7 (84 homes) and Phase 5C are still in technical review, so part of the neighborhood will see construction.

Oakfield is in city limits, so short-term rentals are allowed only in the owner's full-time primary residence, with one rental unit per property. See my short-term rental rules page. Flood zones vary by lot here because of the wetlands around the neighborhood, so use the flood zone lookup.

Schools

Oakfield is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.

Is Oakfield still building new homes?

Pulte no longer lists it as selling. City records show Phase 7 (84 lots) and Phase 5C (7 lots) still in technical review, so some new building may still come. Most sales today are resales. My new construction page lists what's selling now.

Is Oakfield in a flood zone?

It depends on the lot. Run the address through my flood zone lookup and ask for an elevation certificate, especially on lots near the ponds and wetlands.
