From Jan 1, 2026 to Oct 21, 2026, 38 homes sold in Kiawah River at a median of $1,654,000, 153% above the median for Johns Island. Most sold between $1.35M and $2.7M. • Location: Southern Johns Island (Off Betsy Kerrison Pkwy and Mullet Hall Rd)
  • Developer: The Beach Company (Charleston company founded in 1945)
  • Planned development: 1,427 acres (County PD allows up to 1,285 homes)
  • Government: Charleston County (Unincorporated; not the Town of Kiawah Island)

Where it is and getting around

First thing to know: Kiawah River is not Kiawah Island. It's on the Johns Island side of the Kiawah River, and the main entrance road, Kiawah River Drive, connects to Betsy Kerrison Parkway and Mullet Hall Road. The developer puts it about 20 miles from historic downtown Charleston. A 2024 travel piece on The Dunlin called it about a 40-minute drive.

Trips to town run up Betsy Kerrison Parkway and Main Road, so island traffic is part of the deal. On the plus side, a county public safety complex with a St. John's fire station is planned on Kiawah River Drive, and Kiawah River is contributing five acres for it, per Live 5 in August 2026.

The homes and lots

Most of what's here is custom building on homesites set along maritime forest, tidal creeks and the river, plus riverfront bungalows. Builders and designers featured by the developer include JacksonBuilt Custom Homes, Artisan Custom Homes, Saussy Burbank with Historical Concepts, and Structures | Alair.

Charleston County's planned development covers 1,427 acres and allows up to 1,285 homes, including at least 117 workforce units, along with attached and multifamily homes, up to 80,000 square feet of commercial space and up to 450 lodging rooms. In August 2026 the community's managing director told Live 5 it is permitted for 1,000 homes and had about 400 built. Either way, expect construction nearby for years. The county agreement, adopted in 2009, runs 25 years.

The farm, the river and The Dunlin

The farm is the centerpiece. The developer describes a working farm and goatery, a community garden, more than 20 miles of trails, birding, fishing and boat access on the river, and The Beach Company lists a boat launch, an outfitter shop, a restaurant and the Spring House. At least 635 acres must stay open space under the county plan.

The Dunlin, an Auberge Resorts Collection hotel with 72 cottage-style rooms, opened inside the community in 2024. That means resort guests and events on site, which some buyers like and some don't.

HOA, rentals and rules

I couldn't find owner dues or rental rules published by the developer, so get the association budget, any transfer or initiation fee, the covenants and the architectural review guidelines in writing before you buy. Custom homes go through design review here, and that adds time.

Kiawah River is in unincorporated Charleston County. County zoning allows short-term rentals by permit, mostly up to 72 days a year in residential districts, with longer terms only by Board of Zoning Appeals approval. The community's own covenants can be stricter. See my short-term rental rules page and run any waterfront lot through the flood zone lookup.

Schools

Kiawah River is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
