What's selling in Waterloo Estates
From Jan 1, 2026 to Oct 21, 2026, 22 homes sold in Waterloo Estates at a median of $838,000, 28% above the median for Johns Island. Most sold between $799K and $989K. The homes that sold were 100% single-family detached, with a median year built of 2025, and 64% were built in the last three years, so new construction is a big part of the market here. With this few sales, one or two big or small homes can move the median, so read it as a range.
- Builder: Dream Finders Homes (Current phase on Vanessa Lynne Lane)
- Built: 2016 to 2026 (Older homes on Olivia Marie Ln and Nicholas David Path)
- Government: Unincorporated Charleston County (Per county street records; not in city limits)
- Amenities: Gate, trails, wetlands (About 77 acres of protected wetlands and trails, per the builder)
Where it is and getting around
Waterloo Estates is in the middle of Johns Island. The gated entrance is Olivia Marie Lane off River Road, about a mile south of Maybank Highway, and the newer section continues back on Arthur Rose Lane and Vanessa Lynne Lane. Nicholas David Path is part of the older section.
Like most of the island, getting to work means Maybank Highway. Live 5 reported on Sept. 24, 2026 that the city and county plan to add a second outbound lane where Maybank narrows to one lane, at about $10 million, with construction expected to start early in 2027 and finish in fall 2027. More on my Johns Island growth tracker.
The homes and lots
The lots are the point here. Listings I checked described a 0.67-acre lot on Olivia Marie Lane and a 0.76-acre wooded homesite on Nicholas David Path (built 2018) with no neighbors directly in front or behind. Homes are single-family, many raised or drive-under, with side-load garages and screened porches.
Dream Finders Homes is building the newest phase. When I checked, it listed a move-in-ready Amberly at 3166 Vanessa Lynne Lane (4 bedrooms, 3.5 baths, 2,533 square feet, three stories with an elevated front porch), and a Vendue plan (3 bedrooms, 2,433 square feet) was also on the market. Builder pricing and incentives change often, so ask what's included. My new construction guide covers what to ask a builder.
Amenities and HOA
Dream Finders markets Waterloo Estates as one of the few gated communities on the island, with about 77 acres of protected wetlands, walking trails and mature live oaks. I didn't find a pool or clubhouse in any primary source, so don't assume one.
There is an HOA (the gate and common areas have to be paid for), but I couldn't find dues published by the HOA or the builder. Ask for the current budget, the transfer fee and the covenants, including any rules on outbuildings, fences and tree removal on these wooded lots.
What's changing nearby
The biggest thing to know about is Wooddale, a Lennar tract of about 300 acres off Plow Ground Road roughly a mile from River Road. The Post and Courier reported on May 1, 2021 that Lennar proposed 430 homes there, and City of Charleston records now list the Wooddale concept plan as entitled for 430 units with no building permits yet. Its edge is about two-thirds of a mile from Vanessa Lynne Lane, so expect more traffic on River Road once it starts.
The newer Dream Finders phase itself is still building, so homes near open lots will see construction traffic for a while. Ask the sales office how many homesites remain in the phase.
Flood zones and short-term rentals
On the county's FEMA flood layer, Olivia Marie Lane is Zone X, while parts of Vanessa Lynne Lane, Arthur Rose Lane and Nicholas David Path cross a Zone AE area (base flood elevation about 7 feet), likely tied to the wetlands. Check the exact lot with my flood zone lookup and ask for an elevation certificate.
Waterloo Estates is in unincorporated Charleston County. The county allows a Limited Home Rental permit for an owner-occupied home for up to 72 days a year, and 72 to 144 days needs a Board of Zoning Appeals special exception. HOA covenants can be stricter. See my short-term rental rules page.
Schools
Waterloo Estates is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
