Stonoview, Johns Island

Stonoview is a waterfront neighborhood on the Stono River on Johns Island, entered from River Road south of Maybank Highway and inside the City of Charleston. Stanley Martin and Lennar built most of the homes, starting around 2015. The big draw is the river: a deep-water community dock with floating docks, plus a pool, pavilion, trails and courts. Over Jan 1, 2026 to Oct 21, 2026, 22 homes sold here at a median of $840,000.

Where it is and getting around

Stonoview sits on the Stono River on the north end of Johns Island. The entrance is Battle Trail Drive off River Road, a little over a mile south of Maybank Highway, and Lennar's own materials put it about seven miles from downtown Charleston. Streets inside include Battle Trail, Colonel Harrison, Georgia Guard, Battery Pringle, Hatch, Lenwick Hall and McFadden Way.

Every trip off the island runs through Maybank Highway, and that's the daily question here. Live 5 reported on Sept. 24, 2026 that the city and county plan to add a second outbound lane where Maybank narrows to one lane, at about $10 million, with construction expected to start early in 2027 and wrap up in fall 2027. For the bigger picture, see my Johns Island growth tracker.

The homes and lots

This is mostly 2015 to 2023 construction. Stanley Martin built a good share of the homes, and Lennar built later sections (one 2021 listing on McFadden Way was a Lennar Charleston Battery Collection home). Lennar described one- and two-story plans from about 1,700 to 3,500 square feet with two- or three-car garages. Several homes are raised with drive-under storage and front porches, and many lots back to ponds or marsh.

City records show phases 4.1 through 4.3 (189 lots) complete, and a local listing site puts the full master plan at 371 homesites. If you're comparing homes, ask which builder built it and pull the plat: river views, pond frontage and marsh setbacks vary a lot from street to street.

The dock, amenities and HOA

The river access is the reason people look here. Lennar describes a 40-by-40-foot deep-water main dock with a covered gazebo, three floating docks that can hold up to 17 boats, kayak and paddleboard storage, a crabbing dock and a riverfront park. Recent listings also mention a pool, pavilion, playground, tennis and pickleball courts, a fire pit and walking trails.

There is a homeowners association, but I couldn't find dues published by the HOA or a builder. Before you write an offer, I'd ask for the current budget, the transfer fee, the covenants and the rules for using and reserving the floating docks, since dock space is limited.

Flood zones and short-term rentals

On the county's FEMA flood layer, parts of Stonoview are Zone X and parts are Zone AE, with base flood elevations of about 8 to 10 feet along streets like Georgia Guard, General Hatch, Bullock Guard and part of McFadden Way. That can change lender requirements and insurance cost from one lot to the next, so run the address through my flood zone lookup and ask for an elevation certificate.

Stonoview is inside City of Charleston limits, so short-term rentals follow city rules: off the peninsula, the rental must be the owner's full-time primary residence, with one rental unit per property and an extra off-street parking space. Investor rentals aren't allowed here. HOA covenants can be stricter. Details are on my short-term rental rules page.

Schools

Stonoview is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.

What people like

  • Deep-water community dock with floating docks on the Stono River
  • Newer homes (mostly 2015 to 2023) with a pool, courts and trails
  • Inside City of Charleston limits, a short drive to Maybank Highway

What to weigh first

  • Maybank Highway backs up at rush hour, and the widening isn't built yet
  • Some lots are in FEMA Zone AE, which can mean required flood insurance
  • Dock space is shared and limited, so boat access isn't guaranteed

Common questions about Stonoview

How much do homes cost in Stonoview?

The median sale was $840,000 across 22 closed sales from Jan 1, 2026 to Oct 21, 2026 (CHS Regional MLS), with most selling between $722K and $1.05M. That's 28% above the median for Johns Island ($654,000). The median price per square foot was $332.

Does Stonoview have an HOA?

Yes. The association runs the dock, pool, pavilion, courts and trails. I couldn't find dues published by the HOA or a builder, so get the current budget, transfer fee, covenants and dock rules from the seller before you commit.

Is Stonoview in a flood zone?

Parts of it are. The county's FEMA layer shows a mix of Zone X and Zone AE (base flood elevations around 8 to 10 feet) across the neighborhood. Check the exact address with my flood zone lookup and ask for an elevation certificate.

Can I rent my Stonoview home short term?

Stonoview is in the City of Charleston, so a short-term rental has to be in the owner's full-time primary residence, one unit per property, with an extra off-street parking space. HOA covenants can be stricter. See my short-term rental rules page.

Can I keep a boat at the Stonoview dock?

Lennar describes floating docks that can hold up to 17 boats at once, which is a small number for a neighborhood this size. Ask the HOA how dock space is assigned or reserved before you count on it.
