Where it is and getting around

Maybank Village is on the Maybank Highway corridor on Johns Island. Timberline Drive is the way in from Maybank Highway, and the rest of the neighborhood runs off it: Hartwell Street, Grand Bay Lane, Fontana Street, Tugalo Street, Keowee Way, Rabun Court and Singletary Court. Hartwell Street also connects to Walter Drive.

Maybank Highway is the daily question. Heading toward James Island and downtown, you pass the River Road intersection, where the outbound side narrows to one lane. Live 5 reported on Sept. 24, 2026 that the city and county plan to add a second lane there for about $10 million, with construction expected to start early in 2027 and finish in fall 2027. For the bigger picture, see my Johns Island growth tracker.

The homes and lots

These are newer single-family detached homes, built roughly 2015 to 2019. Charleston County's street records show the first streets (Hartwell, Timberline, Grand Bay, Rabun, Singletary) mapped in late 2014, Tugalo and Fontana added in 2017 and Keowee Way in 2018, which tracks with the neighborhood building out in phases.

Recent listings give a sense of the range: a 1,586 square foot one-story on about 0.12 acre on Fontana Street, a 1,598 square foot one-story on a corner lot on Tugalo Street, a 1,757 square foot two-story on Hartwell Street and a 2,889 square foot, 5-bedroom two-story on a pond lot on Timberline Drive. Garages are common. I couldn't confirm the original builder from a primary source, so I'd ask the seller for the builder's name and any remaining warranty paperwork.

Amenities and HOA

Neighborhood features in listing data include sidewalks, ponds and walking trails. There is an HOA, and listing agents describe the dues as low, but I couldn't find dues published by the association. Ask for the current budget, the transfer fee and the covenants before you write an offer.

Flood, rentals and the fine print

When I spot-checked every Maybank Village street against Charleston County's FEMA flood layer, all of them came back Zone X. That's a good sign, but flood zones are set lot by lot, so check the exact address with my flood zone lookup and ask for an elevation certificate, especially on pond lots.

Because it's in city limits, short-term rentals follow City of Charleston rules: only in the owner's full-time primary residence (taxed at the 4% legal-residence rate), one rental unit per property, plus one extra off-street parking space. Off the peninsula there's no age or historic requirement. HOA covenants can be stricter. Details are on my short-term rental rules page.

Schools

Maybank Village is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
