Where it is and getting around
Belle Hall sits in the middle of Mount Pleasant, between Long Point Road and I-526, with Belle Hall Parkway as the main road in. The Belle Hall Shopping Center is right across from the neighborhood, so groceries and errands are close enough to walk or bike from many streets.
The I-526 and Long Point Road interchange is the big project to watch. Live 5 reported in October 2024 that SCDOT secured full funding for the roughly $325 million job, which adds elevated ramps for port traffic, a separate port access road, noise walls and a multi-use path, with construction expected to start in 2026. In August 2026 Parsons announced it is the lead designer on the Ames Construction design-build team for the work. Expect a long stretch of construction at the interchange you'll use most.
The homes and lots
Belle Hall is really several neighborhoods under one name. Veranda, Rice Bay and Courtyard were built first, in the 1990s, and have the smaller homes. Battery Point has bigger homes on larger lots, and The Island and Evian are custom-home sections. Hibben has a more traditional town-plan look, with some lots on the marsh along Rathall Creek.
In Hibben, the Post and Courier reported in 2018 that custom homes by Coleman Builders, Structures Building Co. and Trellis Residential ran about 2,500 to 5,000 square feet, and that about 50 lots were still unsold then. When I compare homes here, I compare section to section, because a Rice Bay house and a marsh-front Hibben house are different markets.
Amenities and HOA
Belle Hall has neighborhood docks (including a crabbing dock), pools, tennis and volleyball courts, a clubhouse, ponds and about two miles of walking trails. Some sections have their own amenities and their own association on top of the master association.
I couldn't find dues published by the HOA itself, so ask for the master association budget and the section association budget (if there is one), the transfer fee and the covenants before you write an offer. Two homes a few streets apart can carry different fees.
Flood, rentals and the fine print
Most of Belle Hall is high and dry on FEMA's maps, but not all of it. When I spot-checked streets against Charleston County's FEMA flood layer, Historic Drive, Rice Bay Drive, Julep Drive and Tupelo Bay Drive came back Zone X, while Stucco Lane and part of Belle Hall Parkway near the water came back Zone AE. Check the exact address with my flood zone lookup and ask for an elevation certificate on anything near the marsh.
Short-term rentals in Mount Pleasant need an annual town permit, and the town caps them at 400 townwide. Each permit holder can hold two, must show at least 24 rental nights and 4 bookings a year, and needs a local contact who can respond within an hour (town zoning code, Sec. 156.515 to 156.524). HOA covenants can be stricter. Details are on my short-term rental rules page.
Schools
Belle Hall is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.

Common questions about Belle Hall
How much do homes cost in Belle Hall?
The median sale was $893,000 across 31 closed sales from Jan 1, 2026 to Oct 21, 2026 (CHS Regional MLS), with most selling between $720K and $2.4M. That's about the same as the median for Mount Pleasant ($895,000). The median price per square foot was $466.
Does Belle Hall have an HOA?
Yes. There's a master association for the common areas and amenities, and some sections have their own association too. I couldn't find dues published by the association, so get the current budgets, the transfer fee and the covenants for the specific section before you commit.
Is Belle Hall in a flood zone?
Most streets I checked are FEMA Zone X, but some streets near the creeks and marsh are Zone AE. Flood zones are set lot by lot, so run the exact address through my flood zone lookup and ask for an elevation certificate.
Can I rent my Belle Hall home short term?
Yes, with an annual Town of Mount Pleasant permit, under a townwide cap of 400 and a limit of two permits per holder. HOA covenants can be stricter. See my short-term rental rules page.
What's being built near Belle Hall?
The big one is the I-526 and Long Point Road interchange rebuild. SCDOT has full funding, and a design-build team led by Ames Construction with Parsons as designer was named in 2026. Construction was expected to start in 2026, so plan on work zones at the interchange.
