What's selling in Liberty Hill Farm

From Jan 1, 2026 to Oct 21, 2026, 43 homes sold in Liberty Hill Farm at a median of $1,253,000, 40% above the median for Mount Pleasant. Most sold between $1.07M and $1.6M. The homes that sold were 100% single-family detached, with a median year built of 2025, and 70% were built in the last three years, so new construction is a big part of the market here.

  • Builder: K. Hovnanian Homes (Selling entity: K. Hovnanian at Liberty Hill Farm, LLC; now listed as sold out)
  • Size: 337 homes, 210 acres (Planned buildout reported by the Post and Courier, May 2024)
  • Government: Town of Mount Pleasant (Per Charleston County street records)
  • Amenities: Pool, pavilion, trails, gardens (Plus pool house, playground, fire pit and garden plots)

Where it is and getting around

Liberty Hill Farm sits on the ocean side of Rifle Range Road, north of the Isle of Palms Connector. You come in on Cultivation Lane off Rifle Range Road, and the main streets (Cultivation Lane, Siloh Drive, Farmers Way and Minifarm Way) are all inside Town of Mount Pleasant limits according to Charleston County street records. The builder puts it about a mile from the connector, so the beach run to Isle of Palms is short.

Rifle Range Road is two lanes and carries a lot of the north Mount Pleasant traffic that avoids Highway 17. One project worth knowing: the town broke ground in March 2026 on the last section of Billy Swails Boulevard, a roughly $23.1 million road that runs alongside Highway 17 and Rifle Range Road. Live 5 reported the town expects it to take about 18 months.

The homes and lots

These are new K. Hovnanian homes built from about 2021 on, on land that was farmed before (which is why there are few big old trees yet; the builder has been planting new ones). The Post and Courier described eight elevated floor plans from 2,466 to 3,466 square feet. The Hamlin plan, for example, is 2,952 square feet with 5 bedrooms, 3.5 baths and a 3-car garage.

K. Hovnanian now lists Liberty Hill Farm as sold out, so most of what you'll see is resale or a last home finishing up. On a home that's only a few years old, I'd ask for the builder warranty paperwork and what's left on it, and get your own inspection anyway.

Amenities, HOA and rentals

The builder lists an outdoor pool with a pool house and pavilion, a playground, a fire pit, a community garden and walking and biking trails. Listing material adds an observation deck, a picnic area with grills and more than 3.5 miles of walking trails. There is a homeowners association, but I couldn't find dues published by the HOA or the builder, so ask for the current budget, the transfer fee and the covenants before you write an offer.

Short-term rentals in Mount Pleasant need an annual town permit, and the town caps them at 400 townwide. Each permit holder can hold two, must show at least 24 rental nights and 4 bookings a year, and needs a local contact who can respond within an hour (town zoning code, Sec. 156.515 to 156.524). HOA covenants can be stricter. Details are on my short-term rental rules page.

Flood zones and the park next door

Check flood status closely here. When I sampled the streets against Charleston County's FEMA flood layer, most of Siloh Drive, Farmers Way, Minifarm Way and much of Cultivation Lane fell in an AE zone with base flood elevations of 12 to 13 feet, with some of Cultivation Lane in zone X. That's why these homes are built elevated. Run the exact address through my flood zone lookup and ask for the elevation certificate and current flood insurance quote.

Next door, the town broke ground on March 17, 2026 on Gary Santos Park (formerly Rifle Range Road Park), a roughly $40 million park with turf fields, tennis and pickleball courts, a playground and a gym building. The Post and Courier reported it's expected to be done by fall 2027. Expect construction traffic on Rifle Range Road until then, and more game-day traffic after.

Schools

Liberty Hill Farm is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
