Where it is and getting around

Southampton Pointe is one street, Chatelain Way, reached by Beaucastle Road off North Highway 17 in Mount Pleasant (29464). It's close to I-526, Hungryneck Boulevard and the Hospital Drive area, and listings put it a few minutes from Mount Pleasant Towne Centre.

Listings describe Sullivan's Island and Isle of Palms as under 10 to 15 minutes away, and downtown Charleston about 15. Highway 17 traffic is the trade-off for being this central.

The homes

Every unit I found was built in 1999. These are flats, not townhomes: ground-, second- and third-floor condos in three-story buildings. Recent listings range from a 767 sq ft one-bedroom to a 1,182 sq ft two-bedroom, two-bath unit. Some have wood-burning fireplaces, sunrooms or balconies, and some come with an extra storage unit.

Parking is off-street with no garages. If stairs matter to you, focus on ground-floor units, and ask when the roof, siding and HVAC were last replaced.

Amenities and HOA

The community is gated. Listings describe a clubhouse with a fitness room, business center, billiards room and library, plus a pool, tennis and pickleball courts, bocce, fire pits, gas grills, a dog park, a car wash area, boat storage and a one-mile walking trail.

I haven't found the regime or HOA dues published by a primary source. Before you write an offer, I'd ask for the current budget, reserve study, master insurance policy and what the dues cover, because condo dues and special assessments drive the real monthly cost here.

Flood and short-term rentals

When I spot-checked points along Chatelain Way against Charleston County's FEMA flood layer, they came back Zone X (area of minimal flood hazard). Still, run the exact address through my flood zone lookup.

Mount Pleasant requires an annual town permit for short-term rentals, caps them at 400 townwide, and doesn't allow them in triplex, quadplex or multiplex dwellings. As I read it, that rules out these condo buildings, but confirm with the town before you buy with that plan. HOA covenants can be stricter. Details are on my short-term rental rules page.

Schools

Southampton Pointe is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
