Where it is and getting around
Rivertowne sits in north Mount Pleasant, just off Highway 41 across from Dunes West, with Rivertowne Parkway as the main road in. It runs along the marsh of Horlbeck Creek and the Wando River. There's grocery, restaurants and other retail at the front of the neighborhood, so a lot of errands don't require getting on 41.
Highway 41 is the daily question. Charleston County's corridor plan widens it to four lanes from Clements Ferry Road to Dunes West Boulevard and Rivertowne Parkway, keeps three lanes through the Phillips Community, then goes back to four lanes from Bessemer and Joe Rouse roads to Highway 17, with shared-use paths along the way (Live 5, June 2026). Mount Pleasant council gave its consent to the roughly $250 million design in a 5-4 vote in July 2026, and the county was aiming to start construction around the new year. Live 5 reported in March 2026 that the work is expected to take about four years, so plan on work zones at your front door for a while.
The homes and the course
Homes here are single-family, and the ones sold through the MLS this year were built between 2002 and 2018. You'll see golf-course lots, pond lots and marsh-view lots, and the price spread between them is wide, so I compare a home to others with the same kind of lot.
The course is the centerpiece. It's an 18-hole, par-72 Arnold Palmer design that runs about 7,200 yards from the back tees and opened in fall 2001, and the South Carolina golf association notes it's Palmer's only design in the Charleston area. It was named the state's 2004 Course of the Year by the South Carolina Golf Course Owners Association, and it hosted an LPGA event. Only two holes have homes on both sides, and six have none, which keeps a lot of the course open to the marsh.
Amenities and HOA
Listings in the neighborhood point to a Junior Olympic pool, clay tennis courts, a play park, a basketball court, walking and biking trails, and a clubhouse with a pro shop, bar and restaurant. The Pointe section has its own deep-water community dock and picnic area for its residents.
The club is semi-private, so homeownership and club membership aren't automatically the same thing. I couldn't find dues published by the HOA itself, so ask for the HOA budget, the transfer fee, the covenants and the club's membership terms before you write an offer, and confirm which amenities your dues actually cover.
Flood, rentals and the fine print
This is low ground along the water. When I spot-checked street segments against Charleston County's FEMA flood layer, Rivertowne Country Club Drive, Sandy Point Lane, North Creek Drive, Parkers Landing Road and Kiln Point Drive came back Zone AE, and Rivertowne Parkway was split between Zone X and AE. Flood insurance is likely to be part of the budget on many homes here. Check the exact address with my flood zone lookup and ask for an elevation certificate and the current flood insurance quote.
Short-term rentals in Mount Pleasant need an annual town permit, and the town caps them at 400 townwide. Each permit holder can hold two, must show at least 24 rental nights and 4 bookings a year, and needs a local contact who can respond within an hour (town zoning code, Sec. 156.515 to 156.524). HOA covenants can be stricter. Details are on my short-term rental rules page.

The plan makes 41 four lanes from Clements Ferry Road to Dunes West Boulevard and Rivertowne Parkway, with shared-use paths. Council approved the design in July 2026, construction was targeted to start around the end of 2026, and it's expected to take about four years.
