Where it is and getting around
Hamlin Plantation is in northern Mount Pleasant, off Highway 17 North and Rifle Range Road. It sits on the marshes of Hamlin Sound, with tidal creeks along the edges. It's about 15 minutes to Isle of Palms and Sullivan's Island and about 20 minutes to downtown Charleston.
Rifle Range Road is named for a Navy rifle range set up there in World War I. The area was tomato fields not that long ago, and roundabouts now handle traffic from the newer neighborhoods.
The homes
Hamlin Plantation has both townhomes and single-family homes across several sections, with sidewalk-lined streets. John Wieland Homes built many of them, using its design studio so buyers could customize plans.
Some homes along the edge have marsh views and a few have deep-water frontage with shared dock access. Lots vary a lot, so look at the plat for each home.
Amenities and HOA
The amenity center is the center of the neighborhood: a two-story plantation-style clubhouse, a pool with waterslides, a children's playground, a fitness center, five lighted tennis courts and basketball. There are walking trails, several small ponds and a lot of live oaks. Boat storage is listed as available.
The Charleston Trident Home Builders Association named it Community of the Year and Amenity Center of the Year. I couldn't find HOA dues or transfer fees from an official association source, so ask the listing agent for the current numbers and the resale certificate.
The Hamlin area
The neighborhood takes its name from the Hamlin family. Thomas Hamlin bought Copahee Plantation in 1696, and about 400 acres are still farmed as Hamlin Farms. Nearby is the historic Hamlin community, and Cook's Old Field Cemetery, on the National Register, holds the grave of James Hibben, one of the founders of Mount Pleasant.
You can fish and crab on Hamlin Sound from the neighborhood.
Schools
Homes here are in the Charleston County School District. Assignments go by address, so check the specific home on the district's school lookup map before you make an offer.
