Where it is and getting around

Longpoint is in the 29464 ZIP code off Long Point Road. You come in on Needlerush Parkway, and the main streets off it are Springfield Road, Mount Royall Drive, Castle Hall Road, Prospect Hill Drive and, toward the creek, Rice Hope Drive. Palmetto Islands County Park sits at the end of the parkway (444 Needlerush Parkway), with 943 acres of paved trails, a tidal creek dock, a kayak launch and a seasonal water park, per Charleston County Parks.

From the entrance it's a short drive to I-526, Belle Hall Shopping Center and Highway 17. The tradeoff is Long Point Road itself, which carries traffic to and from the Wando Welch port terminal and backs up at rush hour.

The homes and lots

These are established single-family homes. In 2026 MLS sales the build years ran from 1989 to 2003, and one Rice Hope Drive home sold in December 2025 was built in 1988. The front of the neighborhood has smaller homes, about 1,300 to 2,000 square feet on 0.15 to 0.20 acre lots. The Rice Hope section has lots of 0.35 to just over 0.5 acre and homes up to about 3,700 square feet, with some larger custom homes on Boone Hall Creek.

A 1992 one-story on Spring Hill Lane, for example, listed at 1,564 square feet on about 0.21 acre. With homes this age, I'd budget for roof, HVAC and window updates and ask what's been replaced.

Amenities and HOA

The Longpoint amenity center sits across the creek from Boone Hall Plantation, with a clubhouse, a large pool, tennis and pickleball courts, basketball, a soccer field, a playground and a walking and biking trail. There's an HOA, but I couldn't find dues published by the association, so ask for the current budget, the transfer fee and the covenants before you write an offer.

What's changing nearby: the I-526 and Long Point Road interchange

SCDOT's interchange project at I-526 and Long Point Road is the big one. Live 5 reported on Oct. 21, 2024 that a $195 million federal grant fully funded the $325 million project, which adds dedicated flyover ramps for port traffic, interchange improvements, noise walls and a multi-use path, with construction expected to begin in 2026. On Aug. 3, 2026, Parsons announced it will lead design for the Ames Construction design-build team on a roughly $227 million contract. Neither source gives a finish date.

Separately, Live 5 reported on April 10, 2026 that the town was about to start a smaller fix at the I-526 eastbound off-ramp and Long Point Road: removing one signal and moving the crosswalk to Wando Park Boulevard. Expect construction delays on Long Point Road for a while.

Flood, rentals and the fine print

Most of Longpoint is higher ground on FEMA's maps. When I spot-checked streets against Charleston County's FEMA flood layer, Springfield Road, Castle Hall Road, Prospect Hill Drive and Spring Hill Lane came back Zone X, while Rice Hope Drive near the creek came back mostly Zone AE, and parts of Mount Royall Drive and Needlerush Parkway were split. Check the exact address with my flood zone lookup.

Short-term rentals in Mount Pleasant need an annual town permit, and the town caps them at 400 townwide. Each permit holder can hold two, must show at least 24 rental nights and 4 bookings a year, and needs a local contact who can respond within an hour (town zoning code, Sec. 156.515 to 156.524). HOA covenants can be stricter. Details are on my short-term rental rules page.

Schools
