Where it is and getting around

Planters Pointe sits off Highway 41 in north Mount Pleasant, with Planters Pointe Boulevard as the main street and side streets like Crowell Lane, Four Winds Place, Bristle Pine Court and the Smokerise Way section. Dunes West and RiverTowne are neighbors, and listings mention the Wando River marina nearby and a walking cut-through to a grocery store.

Highway 41 is the daily commute question. Mount Pleasant Town Council voted 5-4 on July 14, 2026 to consent to Charleston County's nearly $250 million Highway 41 corridor project: four lanes for most of its length, three lanes through the historic Phillips Community, and a new two-lane Laurel Hill Parkway. The county hoped to break ground around the start of 2027 (Live 5, July 15, 2026), and residents filed a challenge to the project's state permit in October 2026 (Live 5, Oct. 6, 2026). Expect construction on 41 for years once it starts.

The homes and lots

These are detached single-family homes, mostly two-story, with some one-story plans. Recent listings range from a 1,582 sq ft home built in 1998 to a 2,515 sq ft four-bedroom built in 2006, and a 1,806 sq ft 2001 home on a 10,018 sq ft lot. Fenced backyards, screened porches and garages are common, and some lots back to ponds or wooded buffers.

For the late-1990s houses, I'd ask about roof age, windows and HVAC, since many of them are on their first or second round of replacements.

Amenities and HOA

Listings describe a large pool with a clubhouse, tennis and pickleball courts, a basketball court, a playground, and golf cart and walking trails, plus ponds and tree cover around the neighborhood.

I haven't found the HOA dues or covenants published by a primary source. I'd request the current budget, the covenants and any planned assessments before writing an offer.

Flood and short-term rentals

Flood zone varies by street. When I spot-checked against Charleston County's FEMA flood layer, Crowell Lane and Four Winds Place came back Zone X, most of Planters Pointe Boulevard was Zone X with one segment (2600 to 2698) in Zone AE, and Bristle Pine Court and most of the Smokerise Way section came back Zone AE (base flood elevation 9 feet). Check the exact address with my flood zone lookup and ask for an elevation certificate.

Short-term rentals in Mount Pleasant need an annual town permit, capped at 400 townwide. Each holder can have two, must show at least 24 rental nights and 4 bookings a year, and needs a local contact who can respond within an hour. HOA covenants can be stricter. Details are on my short-term rental rules page.

Schools
