Where it is and getting around

Park West sits on the north end of Mount Pleasant. The main entrance is off Highway 17 North, just past Highway 41. Charleston is less than 15 miles away, and you take 17 south toward the Ravenel Bridge to get there.

Park West Boulevard is the spine of the community. The town widened it from two lanes to four, with work wrapping up around spring 2021. A connector road also ties the neighborhood to the hospital and high school area so you don't have to get back on 17 for those trips.

The homes

Park West is not one product. It's roughly 29 separate neighborhoods. You'll find condos with no exterior maintenance, townhome sections like Mansfield, Kensington and Keswick, and single-family sections like Foxmoore, Berkleigh and Wellesley.

Some single-family homes back up to the Wando River or Toomer Creek. Fox Creek Homes and Rooke Custom Homes are two builders whose names show up on Park West listings. Because each section is different, compare lot size, garage setup and HOA dues section by section, not just for Park West as a whole.

Amenities and HOA

The Park West Swim and Tennis Club has a junior Olympic pool with a summer kitchen, a zero-entry pool with an in-pool volleyball court, a children's pool and playground, and six lighted tennis courts. Some sections add their own clubhouse, pool or crabbing dock.

I couldn't find published HOA dues or transfer fees from an official Park West association source. Many sections have their own sub-association on top of the master one, so ask for both sets of dues and any capital contribution at closing before you write an offer.

The town park and trails

The Town of Mount Pleasant's Park West Recreation Complex covers 59 acres at 1251 Park West Blvd. It has ball fields, batting tunnels, a multi-purpose field, an outdoor track, two lighted tennis courts, a lake pavilion, a volleyball court and a playground. It's free and open to the public.

The complex has about 2 miles of paved trails with boardwalk sections. They connect to the Park West path network and on to the Laurel Hill County Park trail system, so you can walk or bike a long way without touching a main road.

Schools

Homes here are in the Charleston County School District. Assignments go by address, so check the specific home on the district's school lookup map before you make an offer.

What people like

  • Groceries, offices and restaurants are inside the community, so a lot of errands stay off Highway 17.
  • A free 59-acre town recreation complex and miles of connected paths.
  • A wide range of home types, from condos to waterfront single-family, in one place.

What to weigh first

  • Highway 17 North traffic at rush hour is the main way in and out.
  • Dues and rules change from section to section, so you have to check each one.
  • It's a longer drive to downtown Charleston and the beaches than the older parts of Mount Pleasant.

Common questions about Park West

How much do homes cost in Park West?

The median sale was $679,000 across 153 closed sales from Jan 1, 2026 to Oct 21, 2026 (CHS Regional MLS), with most selling between $368K and $1.32M. That's 24% below the median for Mount Pleasant ($895,000). The median price per square foot was $317.

Does Park West have an HOA?

Yes. Expect a community association plus, in many sections, a sub-association for that neighborhood. I couldn't find official published dues, so get the exact numbers and any transfer or capital fee from the listing before you make an offer.

Are short-term rentals allowed in Park West?

Park West is in the Town of Mount Pleasant, which permits STRs only under a capped town-wide permit and asks applicants to submit neighborhood covenants. Many sections have their own rules. See my short-term rental rules guide and read the covenants for the specific section.

Is Park West in a flood zone?

It depends on the street. Homes near the Wando River and Toomer Creek sit closer to the marsh than homes in the interior. Check the exact address with my flood zone tool and ask the seller for an elevation certificate if there is one.

How far is Park West from downtown Charleston?

Charleston is less than 15 miles away. You take Highway 17 south through Mount Pleasant and over the Ravenel Bridge. Traffic on 17 makes the biggest difference in how long it takes.
